Job Summary
ESSENTIAL JOB DUTIES:
Utilize the Building Management System (BMS) to control Utilities equipment and systems including various steam water purification refrigeration wastewater compressed air/gas systems and hazardous chemicals.
Interface with Manufacturing Engineering and various client organizations as necessary to minimize Manufacturing impact andensureequipment availability.
Troubleshooting: Must be proficient in troubleshooting electrical pneumatic hydraulic and mechanical failures.
Ensurethat all systems including boilers clean steam generators water for injection stills reverse osmosis units air compressors chillers cooling towerswastewaterflows and associated equipmentfunctioncorrectly.
Respond to a wide range of mechanical and electrical problems and troubleshoot to repair.
Document problems encountered and communicate thesethroughwork order systems electronic mail and voice systems.
Perform inspections on all utility systems and associated equipment.
Work with other tradeskillsto complete work orders to trade standards and customer expectations. Willing to continue both formal and informal training in the present skill set to maintain the knowledge of the present and latest technologies.
Knowledge of air compressors air dryers reverse osmosis units water distilling units clean steam generators and the ability to trouble shoot and perform minor maintenance from written procedures in a GMP environment.
Basic knowledge and use of hand tools.
Support Maintenance Planneras may be required.
Performany andallother duties as assigned.Includingmonitoring Jr Technicians to ensure all company policies/procedures and clientSOPsare followed correctly. Report all concerns to C&W SERVICESmgmt.immediately.
Initiate the purchase of parts materials equipment supplies accordance with company procedures and provide technical assistance when required to facilitate such purchases.
The ability to read and understand mechanicalblueprintsand electrical schematics.

EDUCATION:
High School Diploma GED Trade Technical or Vocational school
IMPORTANT EXPERIENCE:
7 years of related work experience in a commercial property setting or any similar combination of education or experience
ADDITIONAL ELIGIBILITY QUALIFICATIONS:
Appropriate license/permit for trade as may bei.e.Journeyman or Master Electrician License or City Licenses such as Refrigeration Certificate of Fitness High Pressure Boiler License High Pressure Steam Operator etc.).
Maybe requiredto have certification as a Universal Technician for CFCs depending on market licensure requirements.
Valid drivers license andgood drivingrecord with periodic checks (where applicable).
Basic Computing Skills in OutlookExcel& Word.
Experience in operation maintenance and basic repair of HVAC boilers heaters pumps refrigerant systems compressors water systems etc.
Knowledgeable inenergy management systemstechniquesand operations.
Thorough knowledge in all buildingsystemsoperationsmaintenanceand repair.
May be only maintenance staff member on duty during certain shifts; may beto work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties.

The compensation for the position is: $31.38 - $36.92
