PositionSummary

Leadprojects while enforcingcorporate processes and and coordinatesconstruction projectsdesignatedbyDirector of Development and Construction/SeniorVice President of Development and Constructionwhichwill consist ofa mixture of tenant projects and capital improvement position is an owners representative position that will work closely with owners leasing agents and tenants.รข

Constructionmanagement responsibilities include the coordination and completion ofprojects on time within budget and within scope.Oversee all aspects of projects. Set deadlines assign responsibilitiesmonitor and summarize progress ofproject.Prepare reports forDirector/SVPof Development and Constructionand Executive Leadership Team Membersregardingstatus of projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Provide professional leadership forANDMOREprojectsin Atlanta GA.
  • Enforce corporate processes and controls while constantlyreviewing forsuggested improvements.
  • Works with / Manages industry professionals to complete the design / construction program. Architects Engineers General Contractors Subcontractors Consultantsetc.
  • Provides pre-construction support and planning by verifying user requirementsdeterminingconstructabilityand developing schedules forall projects assigned.
  • AssistDirector/SVP in developingbudgets analyze cost benefits and completescapitalrequestforall projects assigned.
  • Prepares overall project schedule and conducts weekly progress meetings to ensure materials and work in place aretrackingsatisfactorily.
  • Assistwith securing project approvals from the City ofAtlantaand other government regulatory authorities.
  • Prepares bid invitation packagessolicitsbids responds to bid inquiries and issues addenda as required.
  • Evaluates contractor bids to ensure bids include the correct scope of work schedule requirements unit prices and other project specific criteriaandsubmitstoDirector/SVPof Development and Construction for final approval.
  • Reviewscontracts and purchase orders and prepares original documents forDirector/SVPof Development and Construction prior toexecution.
  • Reviews and responds to Request for Information.
  • Reviewsallsubmittals and shop drawingswithDirector/SVP of Development and Constructionfor compliancetoproject documents.
  • Evaluates change orderrequestand negotiates contract cost adjustmentsandsubmitstoDirector/SVPof Development and Construction for final approval if applicable.
  • Reviews invoices for accuracy andrecommendsforpayment.
  • Ensures lien waivers city approvalsand certifications are attached to paymentrequest.
  • Performson-site inspections of work in progress for quality assurance problem resolution designcomplianceand adherence to schedule.
  • Prepares and executes punch lists.
  • Conducts final inspectionsof work in place.
  • Coordinates and reviews final as-built drawings certificates of occupancy equipment and systems start-up documentation warranties and operations and maintenance manuals.
  • Manages the maintenance and updates of digital leasing layouts and completed building as-builts.
  • Coordinates work performed by contracted resources withappropriateANDMOREpersonnel to ensure communication of activities and avoid conflicts with daily business activities.
  • Maintains project records including plans contracts specifications correspondenceschedulesexpendituresand budgets in a consistent and easily accessible manner.
  • Maintains regular verbal and written correspondence with the project team including but not limited to thearchitect engineer general contractor andANDMOREpersonnel.
  • Resolves problemsas they occur and communicates adjustments to schedules and budgets accordingly.

QUALIFICATIONS

EUDCATION and / or PROFESSIONAL EXPERIENCE

  • Undergraduatedegree fromfour-yearaccreditedCollege or University ininterior designengineering building scienceor architecture is preferred.
  • Minimum ofthreeyearsconstructionproject managementexperience with either a general contractor or as owners representative.
  • Experience with tenant improvement projects ranging from $20000 - $is preferred

LANGUAGE SKILLS

  • Ability to read analyze and interpret general businessperiodicals journals technicalproceduresor regulations.
  • Ability towritereports businesscorrespondenceand procedure manuals.
  • Ability to effectively present information and respond to questions from groups.

FINANCIAL SKILLS

  • Ability to track project cost and understand financial reportsrequired.
  • Must be able to understand mathematical concepts such as statistics fractions percentagesratiosand apply to practical situations.

REASONING ABILITY

  • Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructionsfurnishedin written oraldiagramor schedule form.

OTHER SKILLSAND ABILITIES

  • Must have working knowledge ofCAD and allMicrosoft Office softwareincludingMicrosoft Project.
  • Experience with variouscloud basedProject Management Software is preferred(ProjectMatesMRI Yardi Procore etc.).
  • Additionalpreferred skills include cost estimationsstrong interpersonal skills work ethic patience initiative and flexibility must be able to read and interpretconstructionsplans elevationsspecificationsand schedules.

WORK ENVIRONMENT

While performing the duties of this job theConstruction Manageroccasionally works near moving mechanical parts and in outside weather conditions and is occasionally exposed to wet and / or humid conditionsfumesor airborne particles and toxic or caustic chemicals. The noise level in the work environment is usually moderate.
