Senior Real Estate Strategy & Transactions

This position requires office presence of a minimum of 5 days per week and is only located in the location(s) posted. No relocation is offered.

AT&T is seeking a Senior Real Estate Manager to support portfolio strategy and transaction execution across assigned geographies and/or asset classes. This role drives real estate optimization manages complex transactions and partners with business leaders to deliver cost-effective strategic real estate solutions.

Key Responsibilities

Portfolio Strategy & Planning (Primary)

• Develop portfolio strategies aligned with business occupancy and financial goals.

• Identify opportunities for consolidation expansion relocation disposition and cost savings.

• Analyze portfolio performance space utilization lease obligations and market trends.

• Prepare business cases and recommendations for leadership decision-making.

• Support site selection occupancy planning and portfolio optimization initiatives.

Transaction Management (Secondary)

• Lead commercial real estate transactions including leases renewals expansions acquisitions dispositions and terminations.

• Partner with brokers landlords legal teams and service providers to execute transactions.

• Evaluate transaction economics risk and business impacts.

• Ensure compliance with governance approval and financial requirements.

• Manage critical dates milestones and transaction deliverables.

Stakeholder & Vendor Management

• Collaborate with Finance Legal Tax Risk Management Workplace Planning Facilities and other stakeholders.

• Manage external brokers and real estate service providers.

• Develop executive-level presentations and strategic recommendations.

Required Qualifications

• Bachelors degree or equivalent experience in Real Estate Finance Business or related field.

• Significant corporate real estate experience in portfolio planning leasing asset management or transaction management.

• Experience managing complex commercial real estate transactions.

• Strong knowledge of lease structures transaction economics and financial analysis.

• Proven ability to develop business cases and data-driven recommendations.

• Strong project management communication and stakeholder management skills.

• Proficiency with Microsoft Office and real estate management systems.

• Experience leveraging AI-enabled tools to improve productivity and decision-making.

Preferred Qualifications

• Experience in a large corporate real estate environment.

• Multi-market or multi-region portfolio management experience.

• Background in workplace strategy lease administration site selection or portfolio optimization.

• Advanced financial modeling skills (NPV IRR lease-versus-buy analysis).

• Experience managing brokerage teams and external service providers.
