Job Summary

MalaceHR is seeking an experienced Senior Maintenance Technician to support the operation and maintenance of critical building and utility systems at a large commercial facility in Philadelphia PA. This is a hands-on position responsible for ensuring boilers chillers cooling towers HVAC equipment and other mechanical systems operate safely efficiently and reliably.

The ideal candidate will have extensive experience working with commercial or industrial building systems and remain comfortable performing hands-on maintenance and troubleshooting in the field. A Philadelphia Class A Boiler Operator License and EPA Section 608 Universal Certification are required.

Key Responsibilities
  • Perform routine building and equipment rounds inspecting utility systems mechanical rooms and critical operating equipment.
  • Monitor equipment and operating parameters through Building Automation Systems (BAS) physical gauges and other controls.
  • Perform preventive and corrective maintenance on boilers chillers cooling towers pumps motors compressors control valves HVAC equipment and related building systems.
  • Diagnose and troubleshoot mechanical electrical HVAC and control system issues.
  • Complete necessary repairs and adjustments to restore equipment to proper operating conditions.
  • Start stop and adjust equipment to maintain efficient facility operations and environmental conditions.
  • Work closely with engineers maintenance personnel vendors and contractors to address equipment and facility needs.
  • Conduct chemical testing and treatment of boiler cooling tower and closed-loop water systems according to established procedures.
  • Complete work orders preventive maintenance documentation equipment logs and other records within the CMMS.
  • Maintain an organized inventory of tools equipment and replacement parts.
  • Follow all applicable safety procedures including Lockout/Tagout (LOTO) requirements.
  • Ensure maintenance activities comply with applicable regulatory requirements and standards including NFPA ASME and EPA guidelines.
  • Participate in the sites on-call rotation and provide emergency maintenance support when required.
Required Qualifications
  • High school diploma or GED.
  • Philadelphia Class A Boiler Operator License required.
  • EPA Section 608 Universal Refrigerant Certification required.
  • Approximately 10 years of commercial or industrial maintenance experience preferred with a strong background in HVAC boilers and building utility systems.
  • Significant hands-on experience operating and maintaining large-scale commercial or industrial mechanical systems.
  • Strong mechanical and electrical troubleshooting abilities.
  • Working knowledge of boilers chillers cooling towers HVAC systems pumps motors compressors and related equipment.
  • Ability to read and interpret blueprints schematics equipment diagrams and technical manuals.
  • Experience working with Building Automation Systems (BAS) preferably Siemens Vaisala or similar platforms.
  • Ability to work independently while remaining an active hands-on member of the maintenance team.
  • Basic computer proficiency and experience documenting work through a CMMS.
  • Strong communication organization and problem-solving skills.
Preferred Qualifications
  • Associate degree or vocational/technical training in HVAC refrigeration mechanical systems or a related field.
  • HVAC Technician certification or additional industry certifications.
  • Experience working with Carrier chillers Cleaver-Brooks boilers and Atlas Copco compressors.
  • Life sciences pharmaceutical manufacturing or other mission-critical facility experience.
  • Strong understanding of steam generation chilled-water production air handling systems and central utility plant operations.
  • Experience using diagnostic and testing equipment such as multimeters pressure gauges flow meters and other specialized tools.
Physical Requirements
  • Ability to lift and carry up to 50 pounds.
  • Ability to stand walk bend climb ladders and perform hands-on maintenance for extended periods.
  • Ability to work safely in confined spaces and elevated areas.
  • Comfortable working in varying environmental conditions including hot boiler rooms cold mechanical spaces and other equipment areas.
