We are currently looking for a Senior Contracts Manager on our data center client site in San Antonio TX. The Senior Contracts Manager will be responsible for managing the procurement process vendor relationships and all associated contracts within the real estate sector. This role involves negotiating contract terms ensuring compliance with legal and company standards maintaining strong partnerships with vendors and suppliers creating standard contract documents and developing procurement workflow documentation. RESPONSIBILITIES:

  • Administer the end-to-end lifecycle of project contracts amendments and task orders in internal management systems ensuring all documentation aligns with corporate governance.

  • Facilitate the intake tracking independent review and formal processing of Change Order Requests (CORs). Ensure all changes

    are thoroughly vetted for entitlement verified against contract documents and properly routed for executive approval.

  • Monitor vendor compliance regarding key contract provisions including tracking Certificate of Insurance (COI) expirations performance/payment bonds and statutory lien waivers prior to

    payment releases.

  • Partner with the Management Cost Lead and Project Managers to audit the GCs monthly pay applications cross-referencing

    requested funds against verified physical on-site progress and earned value metrics.

  • Manage the commercial closeout process for all contractors and specialized vendors ensuring final retention releases punch-list sign-offs and mutual releases of liability are successfully executed.

  • Manage and administer a volume of approximately 15 to 20 active prime contracts and trade agreements.

  • Process and review an estimated 30 to 45 Change Order Requests (CORs) monthly for E3 fit out construction needs.

  • Maintain and publish the Master Contract Log and Change Order Tracker.

  • Prepare and submit monthly Pay Application verification and commercial closeout audit pack

  • Familiarity with Autodesk Construction Cloud (ACC) / Autodesk Forma specifically Docs and Build for document verification.

QUALIFICATIONS
BA in Business or a closely related field is highly preferred.
5 years of contracts management experience is required.
Strong understanding of contracting process agreements and contract issues design procurement and construction regulations and terms and conditions.
Proficient in drafting negotiating and finalizing AIA Contracts for design and construction.
Advanced excel abilities must be comfortable with; conditional formatting dashboard creation pivot tables etc.
Advanced skill level in Excel and intermediate knowledge of Windows Word PowerPoint Publisher and Outlook.

The salary range for this full-time role is $93000.00-$124000.02 per year. Ranges are determined based on the position geography client and industry experience and level and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range depending on a candidates experience skills and qualifications including client requirements.
