Landpoint is seeking an experienced Research Technician to support our licensed surveyors with the title and land-records research that underpins accurate survey deliverables. The role centers on online and public-records research of deeds easements and rights-of-way (ROW); the assembly of line lists; securing survey permission and property access from landowners; and the maintenance of consistent well-organized folder deliverables.
The Research Technician serves as a research resource to the project management and RPLS/PLS teams fielding research requests sourcing and verifying records and ensuring that every project file is complete accurate and ready for survey use. This is survey title research: the work directly informs boundary determinations easement mapping and ROW analysis performed by licensed professionals.

This position may be performed in-office or remotely. Remote work requires reliable internet access and the ability to access online records systems and county and municipal portals. The role is primarily computer- and research-based with regular phone contact with landowners. The Research Technician reports to a Project Manager and has no direct reports.

Key Responsibilities
Title & Land Records Research
- Conduct online and public-records research of deeds easements and rights-of-way (ROW) to support survey projects.
- Locate retrieve and organize source documents including city plats county records and Department of Transportation (DOT) plats.
- Verify the completeness and accuracy of retrieved records cross-checking sources and escalating ambiguities or missing documents.
Line Lists & Landowner Coordination
- Build and maintain accurate line lists from deed calls and supporting records for use by surveyors.
- Secure survey permission and property access from landowners: use online research to identify current landowners and verify correct contact information then call landowners to obtain access to the subject property including gate codes access times and any site-specific instructions. Capture and track this information on the line list.
Utility Locates (811)
- Submit utility locate (811 / One Call) requests track ticket status and maintain organized logs of requests and responses.
Files Deliverables & Requests
- Maintain consistent standardized project folder structures and deliverables so files are complete named correctly and ready for survey and PM use.
- Intake and prioritize research requests from project managers and the RPLS/PLS team communicating status and flagging gaps or discrepancies.
- Compile research findings and supporting documentation into clear organized packages that surveyors can rely on.
Required Qualifications
- 25 years of experience as a research technician landman title abstractor or in a comparable land/title research role.
- Proven ability to research and interpret deeds easements and ROW documents.
- Strong understanding of land-related documents and agreements (e.g. deeds easements rights-of-way leases and similar instruments).
- Working knowledge of how to pull and navigate city plats county records DOT plats and other public land records online and via county and municipal sources.
- Experience contacting landowners to obtain survey permission and property access and comfort making outbound calls to do so.
- Demonstrated ability to maintain detailed accurate request and tracking logs.
- Strong organizational skills and attention to detail with a track record of maintaining consistent file and folder standards.
- Clear written and verbal communication for coordinating with project managers surveyors and landowners.
- Proficiency with standard office and document-management software.
Preferred Qualifications
- Prior experience as a landman or title abstractor.
- Direct experience supporting land surveying or survey title research.
- Familiarity with surveying terminology legal descriptions and metes-and-bounds / deed-call interpretation.
- Experience working across multiple jurisdictions and county recording systems.
