Job Summary:

The Property Accountant is responsible for overseeing the financial reporting and accounting activities for an assigned portfolio of properties. This role works closely with property management teams to ensure financial information is accurate timely and prepared in accordance with Generally Accepted Accounting Principles. The Property Accountant develops a strong understanding of property operations and serves as a key accounting partner by providing clear communication financial insight and support that helps property teams make informed business decisions.

What Youll Do:

  • Prepare monthly financial statements reports and records by collecting analyzing and summarizing account information

  • Research and answer Property Managers questions regarding tenant statements

  • Reviews and approves work such as tenant credit memos non-recurring tenant billings and questionable cash receipts for entry by Accounts Receivable Accountant.

  • Prepares tenant account analysis and reconciliations when tenants dispute charges to their accounts

  • Reviews documents such as cash receipts tenant billings move-outs and lease documentations substantiating business transactions

  • Review accounts receivable aging for delinquencies cash applications and prepaid rent applications

  • Process tenant refunds and deliver to Accounts Payable department

  • Prepare Rent Statements and distribute to the property management team to ensure the following months recurring charges and past due charges are accurate

  • Calculate and enter monthly contract item accruals such as janitorial security engineering and utility expenses to match expenses to the period incurred and review the trial balance for reversing of same entries in the next accounting period

  • Work with the Project Accounting team to ensure depreciation and amortization of fixed assets tenant improvements and leasing commissions are recorded correctly

  • Consult with property staff as to general ledger coding for payables tenant improvements cash receipts applications and budget variances

  • Ensure all appropriate reviews and approvals are completed before processing data into the accounting system

  • Prepare balance sheet tie-out to balance the general ledger and sub-ledgers

  • Reconcile bank accounts to general ledger

  • Record and maintain straight-line adjustment schedules

  • Assist with annual CAM reconciliations and the proceeding years estimated CAM reconciliations

  • Participate in monthly accounts receivable and variance meetings

  • Miscellaneous duties as assigned

What Youll Need:

  • Bachelors degree in Finance Accounting or Business Administration preferred

  • Minimum 2-3 years of general accounting experience required

  • Real estate experience required

  • A good understanding of accounting principles and processes

  • Strong computer skills including Microsoft Office with a high level of ability with Excel functions shortcuts and formulas.

  • Strong focus on customer interaction and satisfaction; ability to maintain and establish effective relationships with internal and external customers

  • Strong written and verbal communication skills to write memos and reports and interact verbally with internal and external clients

  • Strong organizational and research skills solid attention to detail high accuracy problem solving and decision-making

  • Desire to grow and develop both professionally and personally

  • Proactive stance toward learning workload completion best practices and communication

  • Team player with a collaborative approach

  • Nimble learner who will be able to take on a property portfolio with minimal supervision

Employment Type: Temporary Full-Time
Assignment Duration: Approximately 2 months with an anticipated end date of mid-November
