Job Summary
Position Criteria:
- Associates or Bachelors Degree in Construction Management Design and/or Engineering (or equivalent combination of education and experience)
- 4-5 Years experience in the construction industry
- 3 years experience in overseeing or coordinating commercial construction projects including plan review construction observation quality assurance or project management.
- Excellent understanding of construction planning blueprints building specification and State and Local Building Codes
Performance Criteria:
- Communicate with administrators personnel and outside organizations for the purpose of coordinating facilities planning and construction operations and/or activities resolving issues and conflicts and exchanging information.
- Assists in managing a wide variety of construction programs for the purpose of ensuring District compliance with state federal city and/or county regulations.
- Inspect new construction repair and renovation projects to ensure that jobs are completed efficiently; are within local state and federal regulations; and comply with approved construction documents.
- Review in detail all drawings and specifications for the projects(s). Understand the described construction scope of work and be able to explain and summarize to other District personnel the scope of work and project requirements.
- Observe construction activities on a daily basis. Photograph project events to document progress and/or issues.
- Familiarity with construction site safety guidelines. Ensures construction operations within occupied buildings is safe for District staff students and visitors.
- Lead project closeout activities by developing tracking and managing project punch lists warranty issues and contractor corrective work. Ensure contractors complete outstanding work in accordance with contract requirements through regular follow-up and provide routine status updates to the Director of Construction.
- Collaborate with the Director of Construction and other District personnel community organizations contractors architects state personnel city & county building departments etc. to support the District construction program operations goals and objectives.
- Provide input in developing recommending and implementing policies District specifications bids etc. to provide direction for the District construction program operations goals and objectives.
- Attend regular construction meetings for the purpose of serving as a District representative to assist with identifying issues documenting action items verifying contractor commitments and ensuring District expectations are communicated and followed through to completion.
- Bring all issues/concerns related to construction projects to the attention of the Director of Construction.
- Assist the Director of Construction to regularly communicate with project Architects or Engineers regarding any issues or concerns the District has about the project(s).
- Assists or leads depending on the project spreadsheets to track: submittals and shop drawings pay requests change orders construction change directives and construction activities.
- Assists in managing the District Plan Room and the organization of project drawings specifications and records.
- Interface with the General Contractor and Subcontractors. Accompany district personnel and project architects or engineers on projects. Provide supervision and access to District facilities as necessary.
- Monitor and assist in facilitation of an on-time and on-budget project.
- Assists in the development of long- and short-range construction plans/programs to ensure that District resources are effectively utilized.
- Serve as a technical resource for District Operations and Maintenance staff by researching construction documents shop drawings submittals equipment information and warranty documentation to assist in identifying installed products resolving building issues and facilitating warranty repairs.
- Perform other duties as assigned for the purpose of ensuring the efficient and effective functioning of the work unit.
