Pavilion is seeking an experienced Lead Estimator to support preconstruction efforts and lead the estimating process for commercial and multifamily construction projects. This position plays a key role in developing accurate competitive estimates while serving as an important point of contact for project owners consultants subcontractors and internal project teams.
The Lead Estimator is responsible for managing the estimating process from early project review through final bid submission including quantity takeoffs scope development subcontractor solicitation bid analysis pricing strategy and risk identification. This role requires strong technical estimating skills sound judgment and the ability to communicate clearly with both internal and external partners.
- Lead estimates from initial project review through final bid submission
- Perform detailed quantity takeoffs and develop comprehensive cost estimates
- Review drawings specifications and project requirements to identify scope risk and opportunities
- Develop bid packages and subcontractor scopes of work
- Solicit evaluate and level subcontractor and supplier proposals
- Build and maintain strong subcontractor and vendor relationships
- Identify scope gaps pricing risks and constructability concerns
- Collaborate with project management operations and business development teams on pursuit strategy
- Prepare bid summaries clarifications assumptions and supporting documentation
- Support value engineering and alternative solution development
- Communicate effectively with owners consultants subcontractors and internal stakeholders
- Contribute lessons learned and estimating knowledge to strengthen future pursuits
- Help establish a consistent organized estimating process across assigned projects
- Proven estimating experience within the commercial construction industry
- Experience independently leading estimates and managing the bidding process
- Strong proficiency in quantity takeoffs scope development subcontractor analysis and pricing
- Ability to read and interpret construction drawings specifications and related project documents
- Strong understanding of construction methods sequencing and cost drivers
- Established subcontractor and supplier relationships
- Strong organizational communication and problem-solving skills
- Ability to manage multiple deadlines and priorities in a fast-paced environment
- Solutions-oriented mindset with strong attention to detail and accountability
