What You Do

The Janitorial Technician is responsible for maintaining the cleanliness appearance and overall condition of the communitys common areas to ensure a safe clean and welcoming environment for residents and guests.

Primary Responsibilities:

• Clean and maintain the pool house including hallways restrooms and other common areas.
• Clean all exterior common areas including:
• Tennis courts
• Walkways and pathways
• Stairwells
• Sidewalks
• Curblines
• Parking lots
• Trash stations
• Collect and dispose of litter and debris throughout the property.
• Replace light bulbs in common area fixtures that are safely within reach.
• Perform routine property inspections and identify maintenance or safety concerns.
• Provide status updates and inspection reports to the Community Association Manager (CAM).
• Assist with light snow removal and ice treatment during inclement weather as needed.
• Follow all company safety policies and procedures.
• Perform general maintenance responsibilities as needed.
• Perform other duties as assigned to support community operations.

• Previous janitorial housekeeping groundskeeping or property maintenance experience preferred.
• Ability to work both indoors and outdoors in varying weather conditions.
• Ability to safely operate standard cleaning equipment and tools.
• Strong attention to detail and commitment to maintaining a clean community.
• Reliable punctual and able to work independently with minimal supervision.
• Good communication skills and ability to provide updates to management.
• Valid drivers license and reliable transportation preferred.

Qualifications

• High school diploma or GED preferred.
• Minimum of 1 year of janitorial custodial groundskeeping or related experience preferred.
• Basic knowledge of cleaning methods products and safety practices.
• Ability to identify and report maintenance or safety issues.
• Ability to lift up to 50 pounds and perform physical tasks including walking bending kneeling climbing stairs and standing for extended periods.

Working Conditions

• Primarily works outdoors with regular exposure to varying weather conditions including heat cold rain and occasional snow.
• Frequent walking throughout the property and use of cleaning equipment and supplies.
• Regular lifting bending kneeling reaching climbing stairs and standing for extended periods.
