Under the direction of the Facilities Manager the HVAC Technicianis responsible for HVAC and mechanical system performance and preventive maintenance execution across the assigned portfolio. This role keeps HVAC and mechanical systems running reliably performs preventive maintenance and repairs directly and serves as the first point of technical response when site maintenance teams cant resolve an HVAC or mechanical issue. The HVAC Technician also owns the HVAC and mechanical preventive maintenance program portfolio-wide building the PM schedule and confirming it is completed and documented at every property and trains site maintenance technicians on HVAC and mechanical systems so issues get resolved at the source whenever possible. Where a repair falls outside personal capability certification or licensing the HVAC Technician engages and manages a third-party vendor directly through to resolution. This role reports to the Facilities Manager and is scoped entirely to HVAC and mechanical ownership and execution it does not include general facilities maintenance property standards administration or capital project management.
Essential Functions:
- Own the HVAC and mechanical preventive maintenance program across the assigned portfolio build the PM schedule and confirm PM is completed and documented at every property.
- Perform HVAC/mechanical preventive maintenance directly following manufacturer specifications: filter changes coil cleaning refrigerant checks lubrication and related recurring tasks.
- Diagnose and repair HVAC and mechanical equipment not limited to - furnaces air conditioners heat pumps boilers VRF and water-source heat pump systems and related equipment across assigned properties.
- Serve as the first point of technical response when site maintenance technicians cannot resolve an HVAC or mechanical issue.
- When a repair exceeds personal capability certification or licensing engage a third-party HVAC/mechanical vendor directly scope the issue coordinate the service call and oversee the work through to resolution.
- Approve HVAC/mechanical vendor service calls and invoices within established authority limits.
- Identify HVAC/mechanical conditions likely to cause a breakdown ahead of failure where possible and correct or schedule resolution proactively.
- Maintain accurate PM and repair records in RealPage for every property. Date findings parts used vendor involvement (if any) and follow-up needed.
- Respond to after-hours HVAC emergencies as needed on a defined on-call rotation.
- Train site maintenance technicians on HVAC troubleshooting routine PM tasks and safe operation so more issues get resolved at the property level over time.
- Other duties as assigned within HVAC/mechanical scope.
Education & Experience:
- 3 years of hands-on HVAC/mechanical maintenance and repair experience (multifamily or commercial preferred).
- EPA Section 608 certification required; NATE certification preferred.
- Working knowledge of VRF and water-source heat pump loop systems preferred.
- Experience managing or coordinating third-party vendor service calls preferred.
- Comfortable working independently across multiple properties with minimal on-site supervision.
Physical Demands & Work Environment:
- Valid drivers license and ability to travel regularly across the assigned portfolio.
- Ability to lift 50 pounds work in mechanical rooms and on rooftops and respond to after-hours emergencies as needed.
