The Facilities Technician is responsible for operating monitoring troubleshooting maintaining and improving critical facility utility systems that support production and site operations. This role has primary responsibility for HVAC systems compressed air RODI water systems wastewater systems and other general facility infrastructures.
The ideal candidate has hands-on experience in industrial facilities utility systems mechanical equipment and site support services. This position requires strong troubleshooting skills attention to detail safety awareness and the ability to work closely with maintenance operations engineering safety environmental vendors and contractors to ensure reliable facility performance.
- Operate monitor troubleshoot and maintain facility utility systems including HVAC compressed air RODI wastewater exhaust pumping filtration and general building systems.
- Perform routine inspections and rounds of utility equipment to identify abnormal conditions leaks performance issues alarms or equipment failures.
- Troubleshoot system issues and support corrective actions to improve utility reliability production uptime and site infrastructure performance.
- Support preventive predictive and corrective maintenance activities on facility systems and related equipment.
- Monitor system performance trends including pressure temperature flow water quality air quality chemical usage and equipment operating conditions.
- Complete work orders inspection records maintenance documentation utility logs and equipment history in the computerized maintenance management system CMMS.
- Support HVAC systems including air handlers rooftop units exhaust systems chillers pumps fans dampers controls and related components.
- Support compressed air systems including compressors dryers receivers filters regulators piping and distribution systems.
- Support RODI systems including pretreatment equipment reverse osmosis units deionization systems pumps tanks filters controls and water quality monitoring.
- Support wastewater systems including tanks pumps chemical treatment systems filtration systems and related controls.
- Assist with equipment startup shutdown isolation lockout/tagout and recovery activities.
- Coordinate with vendors and contractors during service visits repairs inspections and project work.
- Support chemical handling waste handling water treatment and environmental compliance activities as required.
- Identify recurring facility issues and recommend corrective actions or improvement opportunities.
- Support site projects utility upgrades equipment replacements and commissioning activities.
- Maintain clean organized and safe utility areas mechanical rooms pump rooms treatment areas and related workspaces.
- Follow all site safety procedures including lockout/tagout confined space chemical safety electrical safety hot work elevated work and PPE requirements.
- Respond to facility alarms utility interruptions leaks equipment failures and other urgent site support needs
Basic Qualifications:
- 4 years of industrial maintenance experience in a manufacturing environment.
- Strong troubleshooting skills involving mechanical and electrical equipment.
- Experience working on 480 VAC industrial electrical systems.
- Experience troubleshooting:
- Motor control circuits
- Variable Frequency Drives (VFDs)
- Servo systems
- PLC-controlled equipment
- Experience reading electrical schematics and mechanical drawings.
- Experience repairing mechanical power transmission systems including:
- Bearings
- Ball screws
- Linear rails
- Gearboxes
- Couplings
- Experience with hydraulic and pneumatic systems.
- Ability to safely use electrical test equipment including multimeters clamp meters and insulation testers.
- Ability to fabricate or modify simple machine components using manual shop equipment.
- Proficient with Microsoft Office and computerized maintenance management systems (CMMS).
- Ability to lift up to 100 pounds and work in confined spaces elevated platforms and manufacturing environments.
Preferred Qualifications:
Several years of experience in facilities utilities industrial maintenance manufacturing support or a related technical environment.
Experience operating maintaining or troubleshooting HVAC compressed air water treatment wastewater or general facility systems.
Strong troubleshooting skills involving mechanical electrical utility and building infrastructure equipment.
Working knowledge of pumps motors valves piping filtration systems tanks fans compressors and mechanical systems.
Ability to read and interpret mechanical drawings P&IDs equipment manuals utility diagrams and technical documentation.
Experience completing work orders and maintenance documentation in a computerized maintenance management system CMMS.
Proficient with Microsoft Office applications including Outlook Excel Word and Teams.
Ability to support production and facility needs across multiple shifts including occasional overtime weekends or off-shift support as business needs require.
Ability to safely use basic hand tools power tools meters gauges and facility diagnostic equipment.
Ability to work in manufacturing environments mechanical rooms utility areas wastewater areas confined spaces elevated platforms and outdoor equipment areas.
Strong communication teamwork organization and problem-solving skills.
Demonstrated commitment to safety compliance quality and equipment reliability.
