FACILITIES OPERATIONS MAINTENANCE SPECIALIST (multiple opportunities)

Job Description

UW Facilities has an outstanding opportunity for a Facilities Operations Maintenance Specialist (FOMS) position to join their team.

Reporting to the FOMS & Elevator Maintenance Manager the FOMS position provides 24 - hour 7 day-a-week coverage for the evaluation of equipment operational problems and emergencies takingappropriate actionto return equipment to normal operating condition and monitor building systems operations to ensure their normal functions and make permanent repairs to operational systems as time and circumstances permit.

• Respond to emergency calls and reported malfunctions involving mechanical electrical or utility systems. This includes a wide range of systems and equipment such as elevators ventilation heating refrigeration electrical building lighting street lighting fume hoods fire sprinklers fire extinguishers fire alarm systems chemical spills critical/computer alarms systems plumbing doors/windows kitchen equipment floods building leaks and ceiling tiles
• Apply journey-level knowledge in associated trades to triage problems and direct appropriate trades to complete work; work independently and exercise independent judgment to solve problems
• Monitor building systems operations to ensure proper functioning
• Initiate corrective action if required on a variety of mechanical electrical life support and air conditioning equipment
• Respond to building fire alarms and provide assistance to Seattle Fire Department personnel as
• Test and certify building Fire Sprinkler Systems
• Participate in and follow through with Campus Engineering and Operations (CEO) process improvement initiatives (Balanced Scorecard Lean Ideas Systems)
• Comply with occupational health and safety regulations that apply to work actions and conduct on the job including the use of personal protective equipment whenever required report safety infractions to the supervisor

Four years of journey-level experience in one or more skilled trades including experience in heating and air conditioning systems mechanical and electrical systems

• Journey-level experience in at least two skilled trades
• Excellent skills in HVAC electrical repair plumbing in and institutional or commercial setting
• Experience in the operation of elevators emergency evacuation of trapped occupants and repair and troubleshooting of streetlights
• Good commercial refrigeration controls repair and carpentry skills
• Proficient with Microsoft Office Adobe Acrobat and maintenance work request and work order programs

• Must be able to work rotating shifts which involve working nights weekends and holidays to provide 24/7 coverage 365 days a year
• Must be able to wear all proper Personal Protective Equipment (PPE) as
• Have possession of a valid motor vehicle operators license recognized by the State of Washington and have a good driving record
• Must be willing to work in BL2 and BL3 labs (shower in shower out facilities)
• Must be able to lift or carry heavy objects climb ladders work in restricted movement areas mechanical/electrical spaces ventilation fan housing etc.
• Ability to work in small spaces under adverse conditions and under pressure situations using effective communication skills with clients to help mitigate major facilities emergencies
• Must be able to work in a diverse workforce both independently and as a team member
• Must be able to work outdoors under all weather conditions
• Must be able to follow all Washington State safety rules and regulations
• Must always maintain a professional appearance
• Must be able to work around asbestos containing material and equipment following proper safety procedures
• Must participate in medical screening/monitoring (such as TB screening and proof of measles inoculation) required for work assignments in locations including but not limited to nonhuman primate areas the Animal Research and Care Facility and the University of Washington Medical Center
