Engineering Manager
Job Summary
The Engineering Manager leads the day-to-day operations of the Engineering Department overseeing a team responsible for corrective and preventive maintenance across GGP Parks. This role is responsible for team leadership and development maintenance operations CMMS administration budgeting contractor management and safety compliance. Working closely with the Facilities Director Facilities Asset Management (FAM) team and park leadership the Engineering Manager utilizes performance data to drive operational decisions ensure asset reliability support facility improvements and maintain a safe efficient and guest-focused environment.
Essential Duties & Responsibilities
Leadership & Team Development
- Lead and manage the Engineering Team including establishing expectations recognition performance management training scheduling and employee development.
- Establish department goals performance metrics and accountability standards to drive operational effectiveness.
- Foster a collaborative service-oriented and safety-focused culture.
- Support recruiting onboarding and retention efforts.
- Create a work environment where team feels empowered valued and invested in while removing barriers and helping to set them up for success.
- Maintenance Operations & Asset Management
- Oversee corrective and preventive maintenance activities across all facilities.
- Manage work requests work orders preventive maintenance schedules and team workload distribution.
- Conduct facility inspections and implement maintenance procedures and best practices to improve asset reliability and operational efficiency.
- Support the planning and execution of capital improvement and asset replacement projects.
CMMS Administration & Operational Analytics
- Ensure effective use accuracy and compliance within the CMMS including work order purchase order and preventative maintenance management.
- Utilize reporting and performance metrics to monitor department performance identify trends and support decisions related to staffing scheduling equipment and facility investment.
- Recommend and implement process improvements based on operational data.
Budget Vendor & Contractor Management
- Develop and manage departmental operating budgets monitor expenditures and identify opportunities for cost savings and operational efficiencies.
- Forecast maintenance labor and capital needs in collaboration with the Facilities Director and FAM team.
- Manage contractor and vendor relationships including sourcing negotiations performance monitoring and regulatory compliance.
Collaboration Safety & Compliance
- Collaborate with park leadership and other departments to prioritize maintenance activities and support operational goals.
- Ensure compliance with OSHA requirements company policies and applicable regulations.
- Lead safety initiatives training programs inspections incident investigations and corrective actions to maintain a safe work environment.
- Maintain required safety documentation certifications and training records.
Other Responsibilities
- Perform other duties as assigned.
- Periodically perform the role of Manager on Duty for the park.
Qualifications
- Bachelors degree in Facilities Management Construction Management Business Management Engineering or related field preferred; equivalent experience or applicable contractor licensure may be substituted.
- Minimum of five (5) years of facility management experience.
- Minimum of three (3) years of leadership experience managing maintenance or technical personnel.
- Experience operating heavy equipment including forklift manlift tractor skid steer and similar equipment preferred.
- Valid drivers license and ability to operate company vehicles.
Knowledge Skills & Abilities
- Demonstrated leadership team development and performance management skills.
- Knowledge of building systems including electrical mechanical plumbing carpentry and general facility maintenance.
- Experience with budgeting forecasting contractor management and operational planning.
- Proficiency with CMMS platforms and Microsoft 365 applications.
- Strong analytical organizational problem-solving and decision-making abilities.
- Excellent communication collaboration and interpersonal skills.
- Knowledge of OSHA requirements workplace safety standards and maintenance best practices.

- Ability to lift and/or move up to 70 pounds.

- Good manual dexterity for operating tools equipment computers and maintenance systems.
- Ability to work indoors and outdoors in varied weather and environmental conditions.
- Visual and auditory ability sufficient to safely inspect facilities equipment and maintenance activities.
Work Environment
- Work is performed in office maintenance and operational park environments.
- Regular exposure to mechanical equipment electrical systems construction activities and maintenance operations.
- May be exposed to excessive noise dust chemicals fumes odors moisture temperature extremes and varying weather conditions.
- Required use of personal protective equipment (PPE) as applicable.
- Frequent interaction with employees contractors vendors and department leaders.
- Will require after-hours weekend holiday or emergency response support as needed.

This is a safety-sensitive position. Applicants regardless of whether they are a medical marijuana licensee must receive a negative result on a 10-panel pre-placement drug screening to include THC prior to beginning work.
