PRIMARY OBJECTIVES:

The Compliance Specialist performs a variety of business office functions specific to affordable housing certifications such as LIHTC HUD Bond HOME Funds compliance and supports regulatory adherence across assigned properties in the portfolio.

KEY RESPONSIBILITIES:

1. COMPLIANCE & REGULATORY KNOWLEDGE

Maintains knowledge of LIHTC HOME Bond TRUST HUD ADA State Manuals and Fair Housing laws and regulations.

Keeps current on all updates and changes in affordable housing programs and requirements.

Responds to compliance audit reports and submits to applicable entity within required timeframes.

Assists with completion of LIHTC HOME Lender or any other reviews.

Ensures required certifications are completed timely.

Responsible for maintaining working knowledge of all applicable affordable housing regulations and ensuring timely accurate compliance responses.

2. FILE REVIEW & CERTIFICATION

Verifies and tests income and asset verification of tenant files for applicable housing programs for all Move-Ins Interim and Annual Recertifications.

Reviews provides written responses and processes household file applications for affordable housing programs in a timely manner consistent with company KPIs.

Performs necessary on-site file audits to ensure all applicable housing program regulated forms are in file and properly completed.

Follows up on tenant file audit findings to ensure compliance and reports corrections as required.

Assists in processing of move-in files.

Assists in processing of recertification files.

Tracks files and maintains reports.

Preserves and respects resident and applicant confidentiality.

Responsible for thorough and timely file review certification processing and audit readiness across assigned properties.

3. SITE INSPECTIONS & PROPERTY SUPPORT

Performs on-site file audits to verify compliance with program requirements at assigned properties.

Provides support and training via phone email or in person to site staff regarding correct program certification policies and procedures.

Responsible for providing on-site compliance support that enables property staff to meet all program and certification requirements.

4. ASSOCIATE SUPPORT & COMMUNICATION

Supports full portfolio property managers with clear communication on affordable programs and other applicable compliance-related issues.

Assists with distribution of updated compliance information and guidance to property staff as regulations change.

Responsible for clear timely communication and support to site associates on compliance procedures and regulatory updates.

5. COMPANY CULTURE & MISSION

Represents Ovation Property Management professionally in all interactions with residents applicants and external parties.

Responsible for embodying Ovations values and contributing to a culture of integrity professionalism and commitment to affordable housing.

ESSENTIAL KNOWLEDGE AND SKILLS:

Compliance Specialists are responsible for file reviews in preparation for audits approving initial certifications for properties in the companys portfolio and assuring compliance with applicable affordable housing programs. Person must keep current in all changes to affordable housing regulations. They also promote company growth client retention company culture purpose and vision.

CERTIFICATIONS:

Tax Credit Specialist (TCS) or Housing Credit Certified Professional (HCCP) or Specialist in Housing Credit Management (SHCM).

TECHNICAL SKILLS:

Proficiency with RealPage OneSite (Affordable/Tax Credit module) or comparable property management/compliance software.

Proficiency with Microsoft Office Suite (Excel Word Outlook)

Working knowledge of LIHTC HOME Bond financing ADA Section 504 and Fair Housing Act requirements.
