With a growing portfolio of commercial property parcels King Countys Department of Assessments is looking for interested applicants to apply for the Commercial Appraiser II position to develop models and determine true and fair value of commercial property for tax-assessment purposes. King Countys Department of Assessments is looking for a dynamic and collaborative commercial appraiser to support the daily administration of the Countys commercial property valuation for tax-assessment purposes. We are looking for action oriented creative thinkers who can multi-task and bring their property appraisal skills and desire for excellence to this role. This position will focus on commercial property valuation and customer service and support to help the department achieve its commitment to be The Best Assessments Department in North America.

ABOUT THE ROLE:This position serves a vital role in meeting our mission of setting fair and equitable property values the primary service we provide to taxpayers. This role involves daily interaction with staff and the public requiring collaborative skills a strong grounding in commercial property assessment excellent problem solving and analytical skills and the ability to work in a culturally and generationally diverse team-oriented environment.

Job Duties

Reporting to the Commercial Division Director and Commercial Senior Appraiser the responsibilities of the Commercial Appraiser II position include:

The successful candidate will:

  • Physically inspect all assigned commercial or multi-family properties in accordance with production schedules to ensure timely consistent and accurate data.
  • Determine market value through direct and yield capitalization as well as the sales comparison and cost approaches using mass appraisal and statistical techniques.
  • Communicate assessment policies and procedures to taxpayers and prepare/defend advanced technically complex and specialized commercial property.
  • Respond to and defend commercial property appeals.
  • Collaboratively assure consistent fair and equitable appraisals.

  • A genuine interest and understanding of commercial real estate sectors that may range from high rise office buildings to multi-family housing which may include understanding specialty properties and environmental conditions.
  • Ability to meet production schedules with on time delivery of required work.
  • The ability to read and understand building construction plans specifications and blueprints with an aptitude for spatial relationships.
  • Proficiency and ease in usingbusiness productivity tools and cutting-edge technology in your everyday work; (We use iPads Microsoft Office Suite and other assessment related tools)
  • Exceptional listening skillsand the ability to keep up with evolving business needs through flexibility and rapid integration of new concepts.
  • Confidencein making decisions with problem solving time management and organizational skills.

Any combination of education and/or experiencethat clearly demonstrates the ability to successfully perform the duties of the position listed above and demonstrates the following:

  • Two (2) years of appraisal experience within the last five (5) years with at least one (1) year of commercial appraisal experience AND
  • Satisfactory completion of 105 classroom hours of appraisal courses approved by the Washington State Department of Licensing including at least two (2) courses in the appraisal of income producing properties.
Acceptable appraisal courses may be sponsored by the Washington State Department of Revenue IAAO The Appraisal Institute National Association of Independent Fee Appraisers or other major appraisal organizations and accredited colleges.

THE MOST COMPETITIVE CANDIDATES WILL:

Be Certifiedas a WA State General Appraiser; or other relevant industry professional designations such as:
  1. International Association of Assessing Officers (IAAO) Designations CAE Certified Assessment Evaluator.
  2. Appraisal Institute (AI) Designations: MAI Member Appraisal Institute SRA Senior Residential Appraiser.
  3. American Society of Appraisers (ASA) Designation ASA Senior Member of the American Society of Appraisers.
  4. Or other relevant industry designation.

WORK SCHEDULE:The typical work schedule is Monday through Friday or Tuesday through Friday 8.75 hours per day 35 hours per week.

WORKLOCATION:Work will primarily be performed at 201 South Jackson Street Seattle WA 98104 including hybrid work support for field/site inspections and remote work.

CONDITION OF EMPLOYMENT:

  • Possession of an Assessors Accreditation Certificate as required by the state of Washington or the ability to successfully obtain accreditation within the first twelve (12) months of employment;
  • Ability to obtain and maintain a valid Washington State drivers license.
  • Successfully complete background and reference checks and a pre-employment physical examination.
