Building Maintenance Technician


JOB SUMMARY

Under general supervision performs routine building inspections preventive maintenance and repair activities throughout College-owned buildings facilities systems and equipment to support their continued safe functional and efficient operation. Performs assigned building maintenance and repairs including plumbing minor electrical structural minor mechanical and custodial services. Responds to on-call and emergency maintenance needs as required.

Provides facility support for special events including preparation setup teardown and custodial services before and after events as needed. Monitors and maintains campus parking areas traffic-control features and exterior lighting systems. Working under the direction of the Physical Plant Director assists with the implementation and enforcement of College parking policies and procedures..

ESSENTIAL DUTIES AND RESPONSIBILITIES

  1. Performs scheduled preventive maintenance activities throughout College facilities including but not limited to lighting mechanical systems minor electrical and plumbing work structural components and other building systems and equipment to ensure safe efficient and continued operation in support of instructional programs and College operations.
  2. Performs general troubleshooting and diagnostic services related to College buildings systems and equipment. Identifies maintenance and repair needs recommends appropriate in-house solutions and completes assigned repairs within the scope of the position. Identifies work requiring outside contractors or vendors and assists in obtaining bids and cost estimates for review and consideration by the Physical Plant Director.
  3. Conducts routine inspections of College buildings and performs preventive maintenance maintenance and repair services as required. Responsibilities include but are not limited to minor plumbing; structural and mechanical components; interior and exterior lighting; fire and life-safety equipment; time clocks; automated doors; storm drainage systems; roofs; building furnishings and equipment; and other related facility components.
  4. Assists with special projects and facility preparation including event setup and teardown. Provides support to other Physical Plant staff and assists with coordinating facility and support services necessary for College events projects and operational needs.
  5. Conducts routine inspections of campus parking areas and under the direction of the Physical Plant Director assists with implementation and enforcement of College parking policies and procedures.
  6. Assists other Physical Plant staff with a variety of facility and operational responsibilities as assigned. Duties may include custodial support building and grounds maintenance painting moving furniture and equipment and other related facility-maintenance activities.
  7. Performs other related duties as assigned that are consistent with the responsibilities and operational needs of the position.

MINIMUM QUALIFICATIONS


Education and Experience:


Minimum Qualifications:


High school diploma or equivalent and a minimum of one year of building maintenance experience; or an equivalent combination of education training and experience that provides the knowledge skills and abilities necessary to successfully perform the essential duties and responsibilities of the position.


Preferred Qualification

Previous experience performing building maintenance duties in an educational setting working around students and staff.


Knowledge Required:

  • Knowledge of basic building maintenance methods procedures and practices.
  • Knowledge of the safe and effective use of hand and power tools commonly used in building maintenance and related trades.
  • Basic computer skills sufficient to access retrieve update track and monitor work orders and preventive maintenance schedules.



Skills Required:

  • Manual dexterity sufficient to safely and effectively perform building maintenance tasks and other assigned duties.
  • Ability to safely drive between College campus locations and other work sites as required.
  • Effective verbal and interpersonal communication skills sufficient to receive and follow work direction; communicate and coordinate services with outside contractors and vendors; and promptly inform the supervisor of problems safety concerns or emergency situations.
  • Ability to interact professionally and courteously with employees students and others while performing maintenance duties in occupied work and instructional areas minimizing disruptions whenever practicable.



Physical Requirements:

  • Must be able to lift and carry items weighing up to 35 pounds.
  • Must be able to perform physically demanding tasks including bending reaching walking and pushing or pulling heavy objects.
  • Must be able to frequently walk up and down stairs throughout the workday.
  • Must be able to safely operate College-owned vehicles as required to perform the essential duties of the position.
