Job Summary
The BMS Controls Specialist is responsible for the day-to-day monitoring maintenance troubleshooting and optimization of building automation and control systems across the facilities portfolio. This role ensures reliable operation of HVAC chiller plants fire alarm systems and other critical building infrastructure through direct work on BMS platforms and field-level a BMS Controls Specialist you will strive to maintain the systems that operate to the best of their ability identifying issues and creating solutions. You will work closely with other Places teams such as Project Management to maintain our high standards as new infrastructure is brought online.
Monitor operate and maintain building management systems (BMS) including HVAC controls chiller plant automation lighting controls and energy management systemsnProgram configure and troubleshoot DDC (Direct Digital Control) controllers sensors actuators and related field devicesnRespond to BMS alarms and system faults diagnose root cause implement corrective actions and document resolutionnPerform preventive maintenance on control system hardware and software including firmware updates calibration and network health checksnMonitor and optimize chiller plant sequences air handling unit operations and VAV systems for energy efficiency and occupant comfortnSupport fire alarm system monitoring inspection coordination and interface with life safety infrastructurenMaintain accurate as-built documentation point schedules control sequences and system drawingsnCoordinate with mechanical electrical and fire protection trades during commissioning retrofits and tenant improvement projectsnGenerate and analyze trend data energy reports and system performance metrics to identify optimization opportunitiesnParticipate in after-hours on-call rotation for critical system alarms and emergencies
Minimum **3 years** of hands-on experience with building automation / BMS controls (e.g. Siemens Johnson Controls Honeywell Tridium/Niagara Schneider Electric)nWorking knowledge of HVAC mechanical systems chiller plant operations and air-side/water-side control sequencesnExperience with DDC programming BACnet/IP and Modbus communication protocolsnFamiliarity with fire alarm systems and NFPA 72 inspection/testing requirementsnAbility to read and interpret mechanical electrical and controls drawingsnStrong troubleshooting skills across both hardware (controllers sensors wiring) and software (graphics programming network)nComfortable working from ladders in mechanical rooms and above ceilings
Associates degree or technical certification in HVAC controls electrical or a related fieldnNiagara 4 certification (Tridium)nExperience with energy management and analytics platformsnKnowledge of IT networking fundamentals (IP addressing VLANs switch configuration) as applied to BMS networksnOSHA 10 or OSHA 30 certification
