Asset Manager

The Asset Manager plays a critical role in the execution of the firms asset management strategy overseeing a portfolio of industrial assets and driving initiatives that enhance property performance and long-term value creation. This role serves as a key liaison among various teams to ensure business plan objectives are achieved.

The Asset Manager will take ownership of asset-level performance financial analysis market intelligence and operational execution while supporting investor reporting and portfolio-wide strategic initiatives. This position offers an opportunity to influence investment outcomes through proactive asset oversight data-driven decision making and cross-functional leadership.

• Manage the day-to-day oversight of a regional portfolio of industrial assets partnering with third-party property managers and internal stakeholders to drive performance and value creation.
• Support the development and execution of property-level business plans designed to maximize asset value and investment returns.
• Monitor operational and financial performance against budgets forecasts and strategic objectives identifying opportunities and risks.
• Independently perform financial analyses related to leasing activity capital investments operating performance and projected returns.
• Develop and maintain financial models to evaluate asset performance leasing scenarios capital expenditures and investment opportunities.
• Conduct market research and competitive analysis within assigned markets and submarkets providing actionable recommendations to support asset strategy.
• Assist with quarterly asset valuations portfolio reviews and valuation-related reporting.
• Partner with Financial Planning & Analysis on annual budgets reforecasts capital planning and long-term asset strategies.
• Oversee third-party property managers and coordinate with construction managers to ensure effective execution of operating plans capital projects and tenant initiatives.
• Review and abstract leases identifying key economic terms landlord and tenant responsibilities and associated financial implications.
• Support leasing initiatives through financial analysis market insights and evaluation of proposed transactions.
• Collaborate with Accounting Property Management and Asset Management leadership to ensure accurate and timely financial reporting.
• Prepare monthly quarterly and annual reporting packages for internal stakeholders and investment partners.
• Assist with investor communications including recurring performance updates reporting requests and portfolio analyses.

The ideal candidate will have:

• Bachelors degree in Finance Real Estate Accounting Economics or related field.
• 4-7 years of experience in asset management investments commercial real estate finance or related disciplines.
• Strong financial modeling and analytical skills including proficiency in Excel.
• Demonstrated ability to manage multiple assets and priorities in a fast-paced environment.
• Understanding of commercial lease structures property operations and real estate valuation concepts.
• Strong communication and relationship management skills.
• Experience working with industrial real estate assets preferred.

This role offers a competitive base salary ranging from $130000 to $165000 annually plus performance-based bonus reflecting the companys good faith estimate based on market data and internal equity.
