Job Summary

3 Month Contract With A Local Authority

Job Purpose

To be responsible to the Voids Repairs Manager or Assistant Voids Repairs Manager for the safe efficient timely and cost-effective turnaround of void properties ensuring homes are brought back into use to the required quality standard within target timescales and agreed budgets.

The postholder will oversee the delivery of void works through Direct Labour Organisation (DLO) operatives contractors or a combination of both ensuring compliance with health and safety legislation performance standards and value-for-money objectives.



Key Responsibilities
  • Manage the delivery of void property repairs and refurbishment works from inspection through to completion.
  • Ensure void properties are returned to lettable standards safely efficiently and within agreed timescales.
  • Supervise up to 16 DLO trades operatives working individually or within teams of one to four employees.
  • Manage and coordinate external contractors delivering end-to-end void works programmes.
  • Oversee mixed delivery models involving both in-house DLO teams and external contractors.
  • Allocate work schedule resources and monitor productivity to maximise performance and service delivery.
  • Carry out pre-inspections work evaluations and post-inspections to ensure compliance with required standards.
  • Monitor quality cost and performance of all void works and take corrective action where required.
  • Ensure compliance with all health and safety legislation policies and procedures.
  • Manage contractor and operative performance against key performance indicators (KPIs) and service standards.
  • Monitor expenditure and ensure works are delivered within budget and provide value for money.
  • Investigate and resolve operational issues complaints and service failures promptly and professionally.
  • Ensure accurate records are maintained using housing repairs and asset management systems.
  • Liaise effectively with tenants housing officers contractors suppliers and internal stakeholders.
  • Support continuous improvement initiatives to improve void turnaround times and customer satisfaction.
  • Ensure materials labour and plant resources are utilised efficiently.
  • Participate in service development and contribute to achieving departmental objectives.


Requirements
Essential
  • Experience supervising repairs maintenance voids or property refurbishment works.
  • Experience managing trade operatives contractors or maintenance teams.
  • Strong knowledge of building maintenance repairs and refurbishment processes.
  • Knowledge of housing repairs and void property standards.
  • Understanding of Health and Safety legislation including CDM regulations.
  • Experience monitoring budgets costs and contractor performance.
  • Ability to manage multiple projects and competing priorities.
  • Strong organisational and planning skills.
  • Excellent communication and stakeholder management skills.
  • Ability to interpret specifications schedules of work and technical information.
  • Experience using repairs management housing management or asset management systems.
  • Full UK Driving Licence.
Desirable
  • Trade qualification in a building-related discipline.
  • SMSTS SSSTS or equivalent supervisory qualification.
  • Experience working within Local Authority or Social Housing environments.
  • Knowledge of procurement and contract management practices.
  • IOSH Managing Safely qualification.
  • Experience managing void turnaround programmes and KPI performance targets.
