Property Manager-Rentals
Job Summary
Our client is an established and very successful estate agent.
They dominate their market and are expanding rapidly.
They have a large portfolio and database of residential properties that need constant management and support.
A position has arisen for an experienced Property Manager to take control of the portfolio and database and ensure all properties are compliant legal and functioning property to high standards.
Requirements
Manage a large portfolio of properties across East London and Essex.
Arrange for tenant compliance paperwork to be received and checked.
Work with Gas safety engineers electricians maintenance trades and builders.
Ensure tenants move in easily and safely.
Confirm with Inventory clerks that all properties are correct and clean and signed off.
Liaise with Landlords on repairs and maintenance requirements
Daily liaison with tenants landlords and contractors dealing with questions complaints and updates.
Assessing and evaluating reported maintenance issues
Appointment and monitoring of contractors
Organising quotes for repair/maintenance on behalf of landlords and overseeing works
Providing property management advice within the area of expertise to existing and potential clients.
Negotiating tenancy renewals
Invoice authorisation
Updating of specified areas of the property management database
Ensuring tenant/contractor/landlord compliance with statutory and contractual obligations
Writing letters and reports
Organising gas safety certificates and EPCs
