We are now looking for an exceptional General Manager to lead Candleriggs one of Scotlands premier Build to Rent communities on a 12-month maternity cover contract commencing in November 2026.

This is an opportunity for a commercially minded customer-focused property professional to take ownership of a flagship asset leading a high-performing team whilst delivering an outstanding resident experience. Were looking for a visible hands-on leader who can balance operational excellence leasing performance compliance financial management and resident engagement ensuring Candleriggs continues to set the benchmark within Scotlands Build to Rent sector.

The Role

Reporting to the Head of Operations the General Manager will play a pivotal leadership role in the successful operation performance and growth of Candleriggs.

The role is accountable for delivering an exceptional resident experience whilst driving leasing performance maintaining asset integrity and ensuring the highest standards of operational excellence.

The successful candidate will oversee all aspects of community operations with a strong focus on achieving occupancy targets maximising resident retention and supporting revenue growth through effective leasing and renewal strategies. Equally important is the responsibility for ensuring robust facilities management and asset compliance safeguarding the building its residents and its long-term value through proactive maintenance statutory compliance and best-in-class health and safety practices.

This role requires a highly visible and engaged leader who can foster a vibrant resident community through meaningful engagement initiatives whilst building trusted relationships with clients investors contractors and key stakeholders. Through effective leadership of the onsite team and strategic collaboration with internal and external partners the General Manager will drive a culture of accountability service excellence and continuous improvement.

What Youll Be Doing

Operational & Budgetary Management

• Lead all aspects of operational and financial management of the development.
• Take ownership of occupancy resident retention rental performance and overall asset success.
• Work closely with leasing teams to support leasing strategy pricing reviews and market positioning.
• Monitor local market trends and competitor activity using insight to maximise performance.
• Ensure the smooth day-to-day running of the building and resident services.
• Create and manage budgets to drive efficiency value and financial performance.
• Deliver commercial objectives whilst maintaining exceptional service standards.
• Build and maintain strong relationships with clients investors and wider stakeholders.

Asset Management & Building Standards

• Take pride in the presentation and performance of the development ensuring exceptional standards are maintained throughout.
• Lead regular inspections of resident-facing and operational areas ensuring issues are identified and resolved promptly.
• Oversee contractor and supplier performance ensuring services are delivered safely efficiently and to a high standard.
• Work closely with facilities management teams to protect and enhance the long-term value of the asset.
• Develop and implement proactive maintenance strategies to maintain building performance and resident satisfaction.
• Ensure the asset remains fully compliant with all statutory and operational requirements.

Team Leadership & Development

• Build inspire and lead a high-performing team.
• Recruit coach and develop team members through regular one-to-ones performance reviews and development plans.
• Create a positive inclusive and performance-driven culture.
• Set clear objectives and expectations while empowering colleagues to succeed.
• Drive accountability engagement and continuous improvement across the team.
• Act as a role model for customer service excellence and company values.

Resident Experience & Engagement

• Deliver a standout resident experience through exceptional service.
• Shape and deliver a resident engagement strategy including events communications and resident feedback initiatives.
• Drive high levels of resident satisfaction and foster a genuine sense of community.
• Ensure resident concerns are handled professionally and effectively.
• Create a welcoming and inclusive environment where residents feel connected and valued.
• Champion resident wellbeing and community-focused initiatives.

Health & Safety Compliance

• Lead a strong culture of compliance and Health & Safety across the development.
• Ensure all statutory inspections testing and compliance activities are completed and actioned.
• Maintain a safe and compliant environment for residents team members visitors and contractors.
• Proactively identify and mitigate operational safety and compliance risks.
• Oversee contractor management processes and compliance controls.
• Ensure all health and safety policies and procedures are understood and implemented effectively.

Performance & Reporting

• Deliver occupancy resident retention and rental performance targets in line with agreed objectives.
• Analyse performance data and provide recommendations to continually improve results.
• Contribute to weekly monthly and quarterly client reporting.
• Continuously review and improve operational performance.
• Monitor budgets forecasting service delivery and key operational metrics.
• Present performance updates and strategic recommendations to stakeholders.

What Were Looking For

Essential Experience

• Significant property management experience within any of the below:
  • Build to Rent (BTR)
  • Residential Lettings
  • Property Management
  • Social Housing
  • Factoring / Block Management
• Proven experience leading and developing high-performing teams.
• Strong commercial awareness with a track record of driving occupancy revenue growth and resident retention.
• Experience managing stakeholder relationships contractor performance and operational budgets.
• Excellent understanding of residential property operations and customer service delivery.
• Strong knowledge of Health & Safety and compliance practices within residential environments.
• Exceptional leadership communication and relationship-building skills.
• Experience working within a fast-paced operational environment.

Essential Qualifications

• ARLA qualified (or equivalent industry-recognised property qualification).

Desirable

• IRPM qualification or willingness to work towards one.
• IOSH NEBOSH or other Health & Safety qualification.
• Experience within the Build to Rent sector.
• Experience using Yardi or similar property management software.
• Knowledge of Scottish residential tenancy legislation and compliance requirements.
