Job Summary

We are looking to appoint a permanent Estimator to work for our client based in Lincoln.

Our Client is an established construction and property development company based in Lincoln. They deliver a diverse range of residential commercial and specialist construction projects throughout Lincolnshire and the wider East Midlands. As our contracting division continues to grow we are looking to appoint an experienced Construction Estimator to strengthen our pre-construction and commercial team.


The Role

The Construction Estimator will be responsible for preparing accurate competitive and commercially viable estimates and tender submissions for a variety of construction projects.
You will manage the estimating process from the initial review of tender documentation through to final submission working closely with directors quantity surveyors project managers subcontractors and suppliers.
This is an important role within the business helping Stirlin secure profitable projects while ensuring potential risks opportunities and project requirements are properly identified before work begins.

Key Responsibilities

Review tender enquiries and assess the scope requirements and suitability of potential projects.
Analyse architectural drawings specifications schedules and other tender documentation.
Prepare detailed cost estimates for residential commercial refurbishment and new-build projects.
Produce accurate quantity take-offs bills of quantities and pricing schedules.
Prepare subcontractor and supplier enquiry packages.
Obtain review and compare subcontractor and supplier quotations.
Identify gaps exclusions qualifications and potential discrepancies within tender information.
Build up labour plant material subcontract and preliminary costs.
Assess project programmes logistical requirements and site-specific constraints.
Identify commercial risks opportunities and value-engineering options.
Liaise with the commercial operational and senior management teams throughout the tender process.
Prepare tender adjudication information for review and approval by the directors.
Compile and submit professional tender returns within the required deadlines.
Attend site visits pre-tender meetings clarification meetings and tender interviews.
Assist with post-tender negotiations and clarification responses.
Support the handover of successful tenders to the project delivery and commercial teams.
Maintain accurate cost databases subcontractor records and pricing information.
Monitor current market rates material prices and subcontractor availability.
Manage several live tenders simultaneously while maintaining accuracy and attention to detail.

Skills and Experience

Essential
Previous experience working as an Estimator within the UK construction industry.
Strong knowledge of construction methods materials sequencing and current market pricing.
Experience estimating new-build and/or refurbishment projects.
Ability to interpret drawings specifications and technical information.
Strong numerical analytical and commercial skills.
Experience obtaining and assessing subcontractor and supplier quotations.
Excellent attention to detail and a methodical approach to estimating.
Strong communication negotiation and relationship-management skills.
Ability to work independently and manage multiple tender deadlines.
Good working knowledge of Microsoft Excel and Microsoft Office.
Full UK driving licence.

Desirable
Experience estimating projects across the residential commercial industrial or education sectors.
Knowledge of JCT contracts and construction procurement routes.
Experience using estimating measurement or take-off software.
Existing relationships with subcontractors and suppliers throughout Lincolnshire and the East Midlands.
Previous experience supporting tender interviews and post-tender negotiations.

Qualifications

A degree HNC or HND in Construction Management Quantity Surveying or another relevant construction-related discipline would be advantageous but is not essential. Relevant practical estimating and industry experience will also be considered.
