Job Summary
3-month contract position with a local authority
Summary
- This is a 3-month contract position with a local authority focusing on all aspects of landlord and tenant management. The role is crucial for overseeing a diverse portfolio of assets including industrial estates business parks markets county farms grazing land harbours retail properties and shopping centres. The successful candidate will ensure efficient management and optimization of the Councils commercial property portfolio enhancing asset performance and investment returns.
Responsibilities
- Lead the efficient management of the Councils commercial property portfolio.
- Manage landlord and tenant matters including:
- Lettings and disposals
- Lease renewals
- Rent reviews
- Assignments and licences
- Forfeiture and enforcement actions
- Property negotiations
- Lettings and disposals
- Maximise rental income asset performance and investment returns across the portfolio.
- Ensure all property management activities comply with relevant legislation professional standards and Council policies.
- Monitor property performance and identify opportunities to enhance value and reduce risk.
Requirements:
- Essential Experience Required
- Significant experience in commercial property estate management or asset management.
- Experience managing a substantial and diverse property portfolio.
- Experience in landlord and tenant management including lease negotiations rent reviews and property transactions.
- Significant experience in commercial property estate management or asset management.
- Essential Qualifications Required
- Member of the Royal Institution of Chartered Surveyors (MRICS) or working towards professional membership.
- Extensive local government and line management experience.
- Ideally a Registered Valuer.
- Degree in Estate Management Real Estate Property Management Surveying or a related discipline.
- Member of the Royal Institution of Chartered Surveyors (MRICS) or working towards professional membership.
Additional Information
- Working hours: 37.5 hours per week
- Location: County Hall Freemans Way Haverfordwest Pembrokeshire SA61 1TP United Kingdom
- Work pattern: Ideally 2 days remote & 3 days in office; would consider 2 days in office & 3 days remote
- Payment schedule: Bi-weekly
