We are looking for an Assistant Property Asset Manager to join our team.
Where in Wellcome will I be working
You will support the Residential and Commercial Asset Managers in ensuring that Wellcome Trusts property portfolio is safe compliant and managed to the highest standards.
This role is part of the Investments team and you will be working on the Property Asset Management Team. This team is responsible for the South Kensington Estate which Wellcome has owned since 1995; various other residential and commercial assets in London and some farms in Cheshire.
What will I be doing
The role will focus on tracking commercial outcomes and supporting the Asset Managers in their effective oversight of external managing agents ensuring delivery aligns with Wellcomes standards values and long-term investment objectives.
As an Assistant Property Asset Manager you will:
Manage property enquiries and stakeholder relationships acting as the first point of contact for residents tenants and external stakeholders triaging issues and building effective relationships with agents suppliers and advisers.
Support the day-to-day management of Wellcomes property portfolio coordinating actions monitoring managing agent performance and assisting with budgets contracts rent reviews site inspections and service charge activities.
Help ensure statutory and regulatory compliance maintaining compliance records supporting audits and reviews monitoring key obligations and escalating risks or issues where required.
Coordinate property projects and improvement initiatives working with contractors and consultants to help deliver safety compliance and asset enhancement projects on time within budget and to the required standards.
Contribute to governance reporting and oversight activities preparing reports tracking actions from meetings supporting governance forums and providing clear updates to the Property Investment Team and senior stakeholders.
Work collaboratively to protect and enhance Wellcomes property assets promoting a positive experience for tenants supporting the teams objectives as a responsible landlord and working in line with Wellcomes policies principles and ways of working.

Minimum Criteria:
Strong knowledge of property investment with commercial awareness and an understanding of balancing compliance cost and long-term asset value.
Excellent project management and organisational skills with the ability to prioritise across multiple workstreams.
Strong communication and negotiation skills able to influence external partners and clearly report to internal stakeholders.
Analytical detail-oriented and rigorous approach to compliance and risk management.
Relevant professional qualification (e.g. AssocRICS MTPI or equivalent) desirable with a willingness to undertake further professional development and continuous learning.
