Business Development Manager Hospitality

About the role
Collective Hospitality is looking for an ambitious and commercially minded Real Estate & Hospitality Development Manager Thailand based in Bangkok to identify evaluate and secure new hotel and hostel opportunities throughout Thailand. This is an entrepreneurial business-development and real-estate role. The successful candidate will find potential properties build relationships with owners and agents evaluate opportunities coordinate due diligence and help negotiate transactions that expand Collective Hospitalitys Thailand portfolio.
Key responsibilities
- Identify hotels hostels resorts guesthouses buildings and other hospitality assets suitable for Collective Hospitality and proactively source both on-market and off-market opportunities
- Build a strong pipeline of potential properties throughout Thailand and identify opportunities suitable for leases management contracts revenue-share arrangements acquisition conversion/repositioning and new development
- Develop and maintain relationships with hotel owners property developers investors landowners hotel brokers commercial property agents and local real estate agencies
- Evaluate location accessibility tourism demand room count room configuration F&B facilities bars common areas social spaces development potential renovation requirements ownership building condition and competitive environment
- Work with Collective Hospitalitys development and finance teams on initial feasibility and prepare or support revenue occupancy ADR EBITDA CapEx and return assumptions
- Build direct relationships with owners and landlords and assist in negotiating lease terms rental rates lease periods rent-free periods revenue-share structures management agreements CapEx responsibilities renovation obligations security dep0sits performance clauses renewal options and termination provisions
- Monitor Thailand hospitality and real estate markets including new hotel developments hotel transactions land transactions tourism trends airline routes ADR and occupancy trends competitive properties lifestyle hotel concepts and hostel market trends
- Focus initially on Bangkok and major tourism markets including Phuket Chiang Mai Krabi Koh Samui Koh Phangan Koh Tao Pattaya Hua Hin Chiang Rai Pai Ayutthaya and other emerging destinations with frequent domestic travel expected
- Manage the pipeline from Lead to Initial Review to Property Visit to Financial Analysis to Owner Negotiation to Due Diligence to LOI to Contract to Opening
- Provide regular reporting on new opportunities properties under review negotiations deal values room count expected revenue risks and next steps
About you
- Minimum 5 years of professional real estate experience in Thailand
- Strong experience with commercial real estate hospitality real estate or hotel/hostel properties
- Demonstrated understanding of the Thai property market
- Existing network of property owners developers and/or real estate agents
- Experience negotiating property transactions and conducting property evaluations
- Strong understanding of hotel and hospitality properties
- Excellent communication and relationship-building skills
- Strong English communication skills; Thai language capability is essential for local business development
- Willingness to travel extensively throughout Thailand
- Experience with hotels hostels resorts serviced apartments boutique hotels hospitality development hotel leasing hotel management agreements hotel repositioning property conversion hospitality investment or commercial property transactions is strongly preferred
