Job Summary

The Head of Sales will be responsible for defining and executing the overall sales strategy to drive revenue growth across our clients diverse property portfolio. This leadership role involves overseeing all sales operations managing high-performing teams and ensuring the achievement of ambitious sales targets for residential commercial industrial and mixed-use developments.

Key Responsibilities

  • Develop and implement comprehensive sales strategies for residential commercial industrial and mixed-use property developments aligning with market demand and company growth objectives.
  • Lead mentor and motivate a high-performing sales force fostering a culture of excellence and continuous improvement in sales techniques and customer engagement.
  • Set ambitious sales targets and KPIs monitoring performance against these metrics and implementing corrective actions to ensure consistent achievement of revenue goals.
  • Conduct thorough market analysis competitor benchmarking and feasibility studies to identify new sales opportunities optimise pricing strategies and inform product development.
  • Oversee the entire sales cycle from lead generation and qualification to negotiation closing and post-sales support ensuring a seamless and exceptional customer journey.
  • Collaborate closely with marketing project development legal and finance teams to ensure cohesive Go-To-Market strategies and smooth execution of property launches.
  • Drive the adoption and effective utilisation of CRM systems (e.g. Salesforce Microsoft Dynamics 365 Sales) to manage customer pipelines track sales activities and generate insightful reports.
  • Ensure strict adherence to all relevant real estate laws regulations (e.g. Housing Development Act (HDA) in Malaysia) and company policies in all sales operations.
  • Prepare accurate sales forecasts budgets and performance reports for senior management providing strategic recommendations based on data analysis.
  • Champion the integration of digital sales tools and platforms including virtual showrooms and online booking systems to enhance reach and customer convenience.

Requirements

  • Bachelors degree in Business Administration Marketing Real Estate or a related field; an MBA or equivalent postgraduate qualification is highly desirable.
  • Minimum of 10-15 years of progressive experience in sales with at least 5-7 years in a senior leadership role (e.g. Head of Sales Sales Director) within the property development sector.
  • Proven track record of consistently achieving and exceeding ambitious sales targets for diverse property portfolios (residential commercial industrial mixed-use).
  • In-depth knowledge of the Malaysian property market including regulatory frameworks such as the Housing Development Act (HDA) market trends and competitor landscape.
  • Demonstrated expertise in developing and implementing effective sales strategies leading large sales teams and optimising sales processes.
  • Proficiency in CRM systems (e.g. Salesforce Microsoft Dynamics 365 Sales) for pipeline management sales forecasting and performance reporting.
  • Exceptional leadership negotiation communication and interpersonal skills with the ability to influence stakeholders at all levels.
  • Strong analytical skills to interpret sales data market research and financial reports to drive strategic decisions.
  • Experience with digital sales platforms and innovative sales technologies is a significant advantage.
  • Ability to manage complex sales cycles for high-value property assets and lead multiple project launches concurrently.
