The Franchise/Commercial Leasing Specialist will coordinate the acquisition, negotiation and execution of all new leases and lease renegotiation for the assigned territory. Work closely with Business Developers, franchisees, Franchisors, and, Franvoy staff to ensure that leases are handled properly and meet procedural requirements and company policies.

Position responsibilities include but are not limited to:

  • Read, review, and analyse leases. Handle the negotiation, review and processing of all new leases. Ensure that all necessary background approvals and paperwork are documented and incorporated into all leasing files and that all deals are accurately updated in system/files. Handle the renewal and renegotiation of all existing leases. Assist restaurant owners in renegotiating existing leases to improve terms and increase restaurant profitability.
  • Work with Business Developers (BDs), solicitors, and property agents to ensure that leases meet company policies and procedures. Assist and answer queries from Business Developers, Franchisees, HQ departments, landlord s and franchisee s legal representation on specific and general leasing and legal matters. Act as the liaison between legal representatives, property agents, banks/accountants, etc. in regards to Subway leasing requirements.
  • Update restaurants rent information in our system upon request by BDs, Restaurant Coordinators, or franchisees and upload copy of rent receipts to our system.
  • Handle restaurant closure requests from BDs and/or Restaurant Coordinators, settle leases in the system and upload photos of unidentified locations to designated folder.
  • Request yearly subscription payment from accounting to our Franchise Associations in Egypt and GCC. Maintain our information on their websites accurate and up to date. Send any leads received to the appropriate BD.


Requirements

The successful candidate will have:

  • 2-3 years business experience in a corporate structure preferred.
  • Bachelor degree required in Business/ Real Estate/ or related field.
  • High attention to detail.
  • Negotiation skills
  • Experience in real estate or similar background


TASKS

  • Prepare documents such as representation contracts, purchase agreements, closing statements, deeds, and leases.
  • Present purchase/rental offers to sellers for consideration.
  • Act as an intermediary in negotiations between buyers and sellers, generally representing one or the other.
  • Generate lists of properties that are compatible with Franchise needs and financial resources.
  • Promote sales of properties through advertisements, open locations, and participation in multiple listing services.
  • Compare a property with similar properties that have recently sold to determine its competitive market price.
  • Coordinate property closings, overseeing signing of documents and disbursement of funds.
  • Interview clients to determine what kinds of properties they are seeking.
  • Contact previous clients for prospecting of referral business.
  • Review property listings, trade journals, and relevant literature, and attend conventions, seminars, and staff and association meetings, to remain knowledgeable about real estate markets.
  • Answer clients questions regarding construction work, financing, maintenance, repairs, and appraisals.
  • Coordinate appointments to show locations to prospective owners.
  • Contact property owners and advertise services to solicit property sales listings.
  • Advise sellers on how to make homes more appealing to potential buyers.
  • Advise clients on market conditions, prices, mortgages, legal requirements, and related matters.
  • Accompany buyers during visits to and inspections of the property, advising them on the suitability and value of the locations they are visiting.
  • Arrange for title searches to determine whether clients have clear property titles.
  • Develop networks of attorneys, mortgage lenders, and contractors to whom clients may be referred.
  • Visit properties to assess them before showing them to clients.
  • Investigate clients financial and credit status to determine eligibility for financing.
  • Contact utility companies for service hookups to clients property.
  • Solicit and compile listings of available rental properties.
  • Conduct seminars and training sessions for sales agents to improve sales techniques.
  • Arrange meetings between buyers and sellers when details of transactions need to be negotiated.
  • Rent or lease properties on behalf of clients.
  • Locate and appraise undeveloped areas for building sites, based on evaluations of area market conditions.
