Our client is a very prestigious REIT in the Downtown area. We are conducting a search for a Building operator with BES 1& 2 or Stationary engineers certificate 4thor 3rdclass
The Building Operators report to the Operations Supervisor (OS) and are expected to perform the duties listed below in a timely fashion with the utmost care & professionalism.
Afternoon Shift Building Operator hours are based on a 44-hour work week with scheduled start times from (3pm-11pm Mon-Fri) and breaks as determined by the OS in accordance with the Act. Operators can expect to be on their feet up to 6.5 hours at a time per 8-hour shift. The OS also schedules rotating after-hours on-call with Operators which is a requirement of this position. Compensation in the form of lieu time (as set out in the Act) is paid for required after-hours on site visits only. The responsibilities of Building Operators include but are not limited to:
Perform preventative maintenance work on mechanical electrical plumbing and heating ventilation air conditioning (HVAC) related equipment troubleshoot equipment operation failures re- establish building services under minimal supervision and supervise maintenance work as needed.
- Operate mechanical electrical plumbing and HVAC related equipment to maintain the established operating criteria
- Perform maintenance and repairs on mechanical electrical plumbing and HVAC related equipment. This may include but not be limited to lifting/moving of heavy objects (up to 75 lbs.) climbing ladders and/or operating lifts (with proper certification) ranging between 6 and 35 in height to reach areas for high maintenance climbing stairs (up to 12 between landings) multiple times throughout the day in order to reach all areas of the site (550000 sq. office/retail/parking space)
- Troubleshoot operational equipment failures effect repairs and re-establish building services
- Follow all current emergency procedures including but not limited to:
- Direct and assist with evacuations bomb searches and life safety alarms as deemed reasonable and prudent
- Assist emergency authorities and response teams in capacity of fire/life safety director
- Participate in water treatment chemical programs
- Maintain operation logs files records
- Actively participate in house calls by making adjustments and/or taking corrective actions to resolve work orders
- Perform maintenance activities and repairs on common area elements as required in a safe manner and in compliance with City Provincial and Federal safety environment & labor laws codes standards & regulations
- Actively participate in and complete training programs/seminars as directed/required by Employer
- Order stock and inventory parts/supplies as directed by the OS
- Housekeeping and painting of equipment and common areas as designated
- Assume additional responsibilities and authority when delegated as supervisor by OS
- Perform repairs maintenance and replacement of building furnishings and other building components as directed by OS
- Assist with snow/ice removal duties (may include: shoveling removal of snow from property applying ice melter etc.) as well as minor landscaping duties (i.e. watering etc.)
Qualifications
- 2 years as a Building Operator for commercial Office and Retail properties
- BES 1& 2 or Stationary engineers certificate 4thor 3rdclass
