SUMMARY

This position provides day-to-day management of non-terminal aeronautical properties for the Business & Revenue division of CLT Airport. This position will manage the leasing of airside property on the Cargo & Airline Support area of CLT campus the accounting for these properties and the maintenance required to preserve these assets. Financial acumen and strategic analysis of the Airports portfolio with a goal of financial self-sufficiency will be key objectives of this role. Extensive collaboration with internal and external contacts to further CLTs vision mission and goals in relation to development of Airport property will be critical to success in this role.

Major Duties & Responsibilities:

  • Oversee the negotiation execution and administration of lease agreements for cargo warehouses office spaces and other aeronautical leasable space ensuring that all space is leased on a basis of highest and best use

  • Ensure compliance with lease terms including but not limited to monthly invoicing and collections responsibility of maintenance/ repairs improvements utilities and lease renewal processes

  • Guide tenants through Tenant Modification process when making any alterations to their leased space

  • Act as the primary point of contact for tenants addressing their concerns inquiries and needs promptly and professionally in order to develop and maintain strong relationships with tenants and ensure lease renewals and tenant retention

  • Regularly inspect managed properties to ensure they are well-maintained and that lease terms are being followed

  • Assist in execution of future development strategy to meet the goals identified in the overall CLT Master Plan including the South Area Development Plan

  • Manage the leasing revenue and project budgets for property management. This entails receiving recording reporting and strategic analysis on all leasing/property management financial activities

  • Assist in entering and maintaining data in the Airports lease management system database including agreements exhibits maps certificates of insurance and other associated documentation

  • Maintain Airports properties & leasing webpage with up-to-date information on available property and monitor shared email address for inquiries

  • Attend conferences seminars industry trade shows etc. as well as meetings with local and regional economic partners and government agencies and other business-related events

  • Perform other job-related duties as assigned

Minimum Qualifications:

Requires high school degree or equivalent with 3 years of relevant experience.

Preferred Qualifications:

Experience in contract management. Strong preference for a degree of higher learning.

Knowledge Skills & Abilities:

  • Knowledge of the practices and techniques used in the field of property management.

  • Skills to blend experience with air transportation property management and marketing to create new business opportunities.

  • Proficiency using Word Excel and PowerPoint.

  • Skills to create and deliver professional presentations to a variety of audiences.

  • Exceptional interpersonal skills.

  • Ability to develop and manage new programs and activities.

  • Ability to establish and maintain effective working relationships with co-workers executive staff tenants community partners the public and media and represent the Airport in a positive manner.

  • Ability to work independently demonstrate initiative and self-motivation in a rapidly changing work environment.

  • Ability to multi-task and participate in a number of projects simultaneously.

  • Ability to be a self-starter self-sufficient solution oriented innovative and enthusiastic.

General Information:

  • Primarily works business hours Monday through Friday. Subject to calls and work during irregular hours flexibility to work additional hours and emergency calls back to work as needed.

  • Successful candidate must hold valid drivers license with ability to qualify for and maintain a City driving permit.

  • Ability to pass a background check in advance of start date required. Certain convictions will disqualify individuals from unescorted access privileges and therefore exclude from employment.

Physical and Sensory Requirements:

  • This position often times is very active in nature and may require long periods of standing or walking.

  • Carrying; e.g. large book or document binders and laptop.

  • Reaching; e.g. placing or removing materials such as books and binders to and from shelves.

  • Lifting/Kneeling/Squatting; e.g. to load paper and print toner cartridges into electronic computerized printers and copiers.

  • Sensory requirements include touch hearing vision (color distinction distance near peripheral depth) speech.

CONDITIONS OF EMPLOYMENT

The Citys Background Check Policy requires background checks to be conducted on final internal or external candidate(s) applying for any position with the City of Charlotte. The type of information that will be collected as part of a background check includes but is not limited to: reference checks social security verification education verification criminal conviction record check and if applicable a credit history check sex offender registry and motor vehicle records check.
