Must Haves
- 510 years of experience managing commercial construction projects with strong Tenant Improvement experience.
- Proven ability to deliver projects in the $2M$10M range from startup through closeout.
- Strong understanding of budgeting scheduling cost control contract administration and change management.
- Experience working closely with Site Superintendents clients consultants subtrades and suppliers to keep projects moving efficiently.
- Strong communication leadership and organizational skills with the ability to manage multiple priorities and build strong working relationships.
- Valid drivers license and ability to travel to project sites across the Lower Mainland and throughout BC as required.
Nice to Haves
- Post-secondary education in Construction Management Building Technology Engineering or a related field.
- Experience delivering projects for financial institutions restaurants office tenants or retail clients.
- Proficiency with construction management platforms such as Procore Timberline SiteDocs Outbuild BuildingConnected and Microsoft Office.
- Previous field experience as a Site Superintendent or in a role that provides strong exposure to site operations and project execution.
Responsibilities
- Lead commercial TI construction projects valued between $2M and $10M from project startup through closeout.
- Oversee all aspects of project planning administration execution financial management and client communication to ensure successful delivery.
- Manage project startup activities including contract issuance insurance and bond collection WCB documentation and internal setup requirements.
- Develop maintain and update project budgets schedules forecasts cost reports and other key project controls.
- Prepare track and negotiate change orders while proactively managing project risk scope and cost impacts.
- Review and approve subtrade and supplier scopes coordinate procurement activities and support buyout and award processes.
- Build and maintain strong working relationships with clients consultants landlords site teams subtrades and suppliers throughout the life of the project.
- Work closely with Site Superintendents to support site execution manpower planning scheduling issue resolution quality control and overall project performance.
- Monitor project progress against schedule and budget identify potential challenges early and implement solutions to keep work on track.
- Lead regular project meetings and maintain clear timely communication with all stakeholders regarding schedule budget design changes site issues and project milestones.
- Prepare monthly progress claims and ensure accurate timely invoicing in alignment with contract requirements and project progress.
- Review and approve subtrade and supplier invoices track commitments and maintain accurate cost reporting and forecasting.
- Ensure project documentation is complete current and well organized including contracts RFIs submittals meeting minutes changes and closeout materials.
- Support the project team in maintaining high standards for safety quality client service and overall project execution.
- Drive projects through deficiency completion turnover and closeout while ensuring client expectations are met or exceeded.
