Manager, Property Acquisitions Business Valuations
Job Summary
Our Property Acquisitions Group within the Capital Projects Group (CPG) is looking for a Manager Property Acquisitions Business Valuations to prepare manage coordinate and review Business Valuation Reports in connection with the complex real estate acquisitions program being undertaken by Metrolinx.
Procures develops organizes reviews analyses administers and approves business valuation due diligence required to support compensation as a result of property acquisition expropriation and other Metrolinx activities.
Provides leadership and expertise on the business valuation aspect of property acquisition activities including consideration of the Expropriations Act and other applicable Acts and legislation.
Leads the intake analysis and negotiation of business loss claims including direct negotiations with claimants.
Leads the preparation of internal reporting and memos and provides oversight over the internal approval and payment process to ensure timely resolution to business loss claims.
Leads prepares and reviews internal forecasting valuation modeling risk evaluation and budgeting activities as it relates to business loss quantification.
Conducts industry and market research on trends valuation multiples for relevant companies and precedent transactions.
Provides expertise on risk mitigation strategies specific to business valuations to ensure compliance with Metrolinx policies and procedures design and schedule requirements and to manage Metrolinx liability throughout the lifecycle of projects as they pertain to property acquisitions for transit projects.
Represents Metrolinx on business valuation related matters and serves as the primary contact to the business valuation industry.
Leads interactions with internal and external stakeholders. (legal counsel and other business valuators)
Maintains high quality-control and apply specialized knowledge to anticipate identify and address issues or key risks relevant to Metrolinx business.
Mentors motivates and supervises 2-3 employees to progress business valuation tasks.
Undertakes and provide leadership and mentorship to the team on professional development activities focused on current valuation issues approaches and changes in regulations that impact financial and business valuations.
Completion of a degree in Business Administration Commerce Accounting Project Management Urban Land Economics or a related discipline or a combination of education training and experience deemed equivalent.
Having aChartered Business Valuator(CBV) designation is an asset.
Demonstrated experience relating to business valuation including direct interactions with clients.
Experience working for or with a large public sector agency is an asset.
Strong knowledge and experience interpreting and applying relevant legislation contracts and agreements. Experience with expropriations or the Expropriations Act is an asset.
Must be highly organized and detail-oriented and possess well-developed project management skills.
Extensive experience leading prioritizing and managing numerous project initiatives in a collaborative fast-paced environment. (e.g. project development project progress managing related staff and project resources monitoring project activities for adherence to timelines and monitoring project performance results)
Management and leadership skills to manage and motivate departmental staff and lead projects.
Ability to think creatively and provide practical solutions to complex problems.
Adaptable to new processes and continuous improvement.
Excellent interpersonal and oral/written/presentation skills to prepare and deliver clear concise professional comprehensive reports and presentation materials to a variety of audiences including executive management a Board of Directors and external stakeholders.
