Job Summary
Bustos Capital is a growing and dynamic privately owned real estate-based portfolio and we are seeking a proactive Site Manager to lead our Salt Lake County self-storage facilities. Were looking for a detail-oriented outside-the-box thinker who is eager to grow into leadership while managing daily operationsfrom sales and customer service to maintenance. Hours:
- Mon- Fri: 9 AM-5:30 PM
- Sat-Sun: Closed
- On call as needed

Self-Storage Management (Primary Focus):
- Work independently managing several self-storage properties
- Manage all aspects of daily operations for assigned self-storage facilities including customer relations leasing collections maintenance coordination and security protocols.
- Manage and maintain precise records for move-ins move-outs delinquent accounts auctions and collections ensuring all information is current and accurate.
- Coordinate and oversee site projects and maintenance
- Prepare and follow through on communications such as market surveys reports memos emails and invoices.
- Demonstrate strong knowledge of lean laws and the auction process.
- Earn and generate 5-star reviews from tenants vendors etc.
- Ensure facility curb appeal meets company standards.
Residential Management:
- Crosstrain with the Residential Property Management team.
- Assist the Residential Management team with the day-to-day management of residential properties.
- Conduct property inspections showings and manage the leasing process including application screening and lease preparation.
- Proven self-storage management experience (minimum 3 years). Required
- Supervisory/Management experience preferred
- Excellent communication interpersonal and customer service skills.
- Up to 50% of the managers time is spent walking in and around facilities including opening large roll-up doors.
- Exceptional organizational and time-management abilities with a keen attention to detail.
- Strong problem-solving and decision-making skills.
- Ability to work independently and as part of a team.
- A valid drivers license and reliable transportation.
- Proficient in MS Office (Excel Word and Outlook).
- Candidates must be authorized to work in the US.
- Residing in Salt Lake County is highly preferred for this role.
- A clean criminal background is required.
