East Concourse Older Adult Center: Hosting spaces where new friendships are made creating opportunities for older adults to thrive connect and explore providing support to successfully navigate life.


RESPONSIBILITIES

  • Oversee the facility operations of the older adult service programs.
  • Provide support to program managers.
  • Ensure that all aspects of buildings systems are maintained in good condition.
  • Responsible for ensuring the maintenance staff receive all the appropriate training to maintain the facilitys safety standards.
  • Ensure that the maintenance subcontractor certifies that its personnel have and will receive all maintenance subcontractor certifies that its personnel have and will receive all appropriate training to maintain the facilitys safe standards.
  • Supervise vendors and ensure expenses are properly documented and payments quickly made.
  • Maintain the work order management system in place for consistency across all BronxWorks sites.
  • Operate quickly to cure any violations to keep building up to code.
  • Ensure all maintenance staff if there is any have access to appropriate personal protective equipment (PPE) and that staff use the equipment properly. If applicable ensure that the maintenance subcontractor certifies that its personnel have access to the appropriate PPE and that its personnel are using the equipment properly.
  • Provide crisis intervention 24 hours a day regarding all aspects of buildings systems.
  • Conduct monthly inspections of entire facility including all major building systems.
  • Oversee the maintenance of equipment and furnishings and control supply distribution.
  • Plan develop inspect and assess operations policies and procedures for the facility.
  • Manage the collection presentation and reporting of operations data including incident reports and registration reports.
  • Ensure regulatory compliance and that all required licenses and certificates from the Fire Department Building Department Department of Health and all other pertinent city and state agencies are current and valid.
  • Ensure cross-shift communication occur and sites have ample staff daily for daily operations.
  • Keep track of facilities permits and follow up as needed.
  • Perform additional duties as assigned by manager.

QUALIFICATIONS

  • Bachelors Degree required.
  • At least five years supervisory experience.
  • Experience initiating and developing building cleaning standards to conform with high levels of expectation.
  • Basic plumbing skills such as the ability to snake clogged waste pipes and repair faucets.
  • Ability to understand operate and oversee the proper maintenance of fire panels in all building facilities.
  • On-call for emergencies during non-work hours evenings weekends and holidays.
  • Ability to safely change GFIs and other electrical outlets and switches.
  • Ability to identify mold conditions and know the steps for proper mediation.
  • Certification in operation of all fire department standards such as Standpipe with city Mains Fire Drill Conductor Maintenance of I side Alarm System and Supervision of Low PSI Oil Burner.
  • Proficiency in standards applied by OSHA and Department of Health for kitchen operation Senior Services and congregate social service programs.
  • Security and fire safety licenses:
    • F02
    • S12 (City-Wide Sprinkler System).
    • OSHA General Industry Safety & Health
  • Strong computer skills including proficiency with MS Excel or another spreadsheet program.
  • Strong writing and communications skills.

PHYSICAL REQUIREMENTS

  • Ability to use a computer for prolonged periods.
  • Ability to occasionally lift and/or move up to 10 pounds.
  • Ability to stand walk or sit for long periods of time or climb five flights of stairs if required to conduct home visits and/or fieldwork.
  • Ability to bend and retrieve objects and/or documents.
  • Ability to travel in the boroughs of New York City and its adjacent counties via public transportation.
  • Ability to travel for a minimum of 1 mile within a reasonable amount of time and in all types of weather including inclement weather if required to conduct home visits and/or field work.
