What You Do
The Building Engineer/Technician is managed by the Board of Directors of the property. The Building Engineer/Technician is responsible for the day-to-day physical condition and appearance of the 75-unit five-building community as well as demonstrating an understanding of the cooperative priorities. This position is accountable for identifying and resolving maintenance problems; completing cooperative service requests; and making repairs to maintain the material and aesthetic condition of the community. The Building Engineer/Technician works in accordance with District operating and safety standards ensuring requests are addressed and repairs are made in an efficient timely clean workman-like manner. This position demands a blend of technical knowledge hands-on skills and the ability to respond promptly to any issues that may arise.
The Building Engineer/Technician must possess customer service driven skills with the ability to be professionally responsive to Board members residents contractors and other employees. All employees are required to operate in an ethical manner maintaining the privacy and protecting personal information of the residents employees customers and Board of Directors at all times.
Requirements
Inspect and diagnose mechanical electrical and plumbing issues
Manage HVAC systems to ensure optimal performance
Monitor and log energy and water consumption metrics
Oversee building security and access control mechanisms
Perform routine maintenance and repairs on units and building systems
Inspect buildings and grounds daily record findings and execute or recommend repairs if needed
Ensure compliance with local and federal regulations
Implement preventive maintenance programs
Respond to emergency situations such as power outages or water leaks
Maintain and update maintenance logs and work orders
Assist in space planning and renovation activities
Inspect and confirm turnover units are available for occupancy
Coordinate with contractors and other service providers for large-scale projects
Ability to work on-call shifts and respond to emergencies
Ensure all service maintenance requests are appropriately documented and resolved by the appropriate staff.
Ensure parking lot is free of recycling and or refuse
Accurately document pending and completed repair matters in a timely manner
Maintain the propertys equipment and materials inventory
Qualifications:
Valid drivers license
High school diploma or equivalent
College or Technical Degree (Preferred)
Building Engineer Qualifications & Skills
Technical training in building systems or a related field
Minimum of five (5) years experience in building maintenance or engineering
Proficient in using hand and power tools
Proficient communication and team collaboration abilities
Experience in managing large-scale building projects
Excellent understanding of District regulations and safety protocols
Ability to read and interpret blueprints and technical diagrams
Physical ability to lift heavy items and work in various conditions
Strong analytical troubleshooting and problem-solving skills
Computer literate and experienced in Microsoft Windows products
Background Check and Work references
Working Conditions
Must maintain clean groomed and professional appearance.
Wear Navy Blue or Black Dickie-style attire with collared shirts and workman boots.
Minimum 35 hours per week
Work Week: M-F
On-Call Hours: Sat/Sun After 6:00 pm M-F
Work Hours: 7:00 am 6:00 pm
