Purpose:
Support construction operations across all phases of projects from pre-construction to completion by managing schedules coordinating permits tracking financials and assisting project teams in delivering projects efficiently and on time. This role ensures smooth communication between stakeholders subcontractors and vendors while maintaining project documentation and financial oversight.

Key Responsibilities:

Bidding & Pre-Construction
Assist with preparation and coordination of construction bids and proposals.
Solicit and track subcontractor and vendor pricing.
Review project plans specifications and bid documents.
Maintain bid logs and ensure timely submission of proposals.

Project Scheduling & Timelines
Develop and maintain project schedules and timelines.
Track project milestones and deliverables.
Coordinate with subcontractors and vendors to ensure adherence to schedules.
Identify potential delays and communicate schedule impacts.

Permits & Regulatory Compliance
Coordinate submission and tracking of building permits.
Maintain knowledge of local building regulations and compliance requirements.
Communicate with municipalities and regulatory agencies.
Track inspections and approvals to ensure project compliance.

Accounts Payable & Financial Tracking
Track and process accounts payable invoices related to construction projects.
Match invoices with purchase orders contracts and approved costs.
Maintain project cost tracking and budget spreadsheets.
Coordinate with accounting on payment schedules and approvals.

Loan Tracking & Management
Assist with construction loan tracking and documentation.
Monitor loan draw schedules and lender requirements.
Prepare documentation for loan draws.
Track project expenditures against loan budgets.

Communication & Coordination
Coordinate communication between project team subcontractors vendors and stakeholders.
Prepare project status updates and reports.
Maintain organized project documentation and records.
Support administrative and operational needs of the construction team.

Qualifications (Must Have):

2 years of experience in construction coordination project management or a related field.
College degree in Construction Engineering Engineering and/or Business Management and Finance.
Knowledge of construction bidding processes.
Experienced with doing take-offs and using construction softwares to do take-offs
Understanding of project scheduling and timeline management.
Familiarity with building permits and construction regulations.
Experience tracking accounts payable invoices for construction projects.
Advanced proficiency in Microsoft Excel.
Excellent English communication skills (verbal and written).
Strong organizational multitasking and problem-solving skills.
Ability to manage multiple projects simultaneously with attention to detail.

Qualifications (Preferred):

Ability to read construction drawings and specifications.
Experience working with subcontractors and vendors.
Experience with loan tracking and project financial management.
