The Commercial Leasing & Transactions Specialist will serve as a key cross-functional team member at Igloo operating at the intersection of leasing development and transaction execution. This role is designed for an individual who can manage the commercial lease-up process while also engaging deeply in the broader development lifecyclefrom initial underwriting and positioning through lease negotiation design coordination and stabilization.
Projects span adaptive re-use ground-up commercial developments and mixed-use assets with activated lower floors requiring a highly versatile professional capable of navigating both strategic and execution-oriented responsibilities.
This position goes beyond traditional brokerage. The Specialist will act as a transaction quarterback collaborating with ownership development legal design and tenant teams to drive deals forward and ensure alignment from concept through completion.
What youll be doing:
- Transaction Management & Execution
- Lead and manage leasing transactions from initial sourcing through lease execution and post-execution coordination.
- Structure and negotiate LOIs term sheets and lease agreements in collaboration with ownership and legal teams.
- Drive deal momentum managing timelines stakeholders and deliverables across multiple concurrent transactions.
- Development & Project Integration
- Participate in early-stage project planning including market analysis underwriting support and tenant mix strategy.
- Coordinate closely with development design and construction teams to align leasing strategy with building programming and execution.
- Engage with architects consultants and internal teams to ensure tenant requirements are integrated into project design and delivery.
- Leasing Strategy & Marketing
- Oversee leasing strategy and execution including managing necessary inputs from internal (design construction marketing leasing etc.) and external (Ownership client etc.) teams.
- Identify and cultivate relationships with best-in-class operators brands and tenants aligned with each projects vision.
- Support both landlord and tenant representation assignments providing strategic advisory across expansion site selection and deal structuring.
- Financial & Analytical Support
- Assist in transaction underwriting deal analysis and financial modeling to inform leasing strategy and negotiations.
- Evaluate tenant economics rent structures and long-term value implications of lease terms.
- Evaluate real estate investment opportunities.
- Post-Execution & Stabilization
- Support lease execution through build-out opening and stabilization phases.
- Coordinate with tenants and internal teams to ensure a seamless transition from signed lease to operational success.
Skills Experience and Qualifications Required:
- Bachelors degree required; masters degree preferred (Real Estate Finance or related field).
- Background in real estate finance or financial modeling is strongly preferred.
- Real estate license is a plus.
- Experience in commercial leasing development or real estate transactions (15 years preferred).
- Strong understanding of lease structures term sheet negotiation and deal execution.
- Exposure to real estate development processes including design construction and project delivery.
- Experience with or interest in financial modeling underwriting and deal analysis.
- Ability to manage multiple stakeholders and drive complex transactions forward.
- Highly proactive resourceful and results-driven with a strong sense of ownership.
- Self-starter with ability to receive direction and advance toward the desired outcomes.
