Location: Singapore

Your role

Play a critical role in the planning and preparation phase of construction projects. You will be responsible for coordinating and overseeing all pre-construction activities including tendering project analysis budgeting scheduling and resource allocation. Your expertise and attentionto detailwillensurethesuccessfulexecution

ofconstructionprojectsbysettingthe groundworkfora smooth transition from planning to execution.

What youll do

Safety

• Ensuresafetyindesignprocessesareimplemented withconsultantsandwidersupplychain partners and operations team

• IdentifyresidualsafetyindesignrisksandrecommendedmitigationmeasuresintoGCand LLE procurement

• EnsureDfMAdesignanddeliverystrategiesarecriticallyassessedandimplementedwheresuitable

ProjectAnalysis:

• Conductthoroughanalysisofprojectrequirementsincludingarchitecturalplansengineering specifications and client expectations.
• Collaboratewiththeprojectteamtoidentifypotentialchallengesrisksandopportunities during the pre-construction phase.
• Evaluatefeasibilityandconstructabilityofproposeddesignsprovidinginputtooptimize construction processes.

BudgetingandCostEstimation:

• Developaccurateandcomprehensivecostestimatesformaterialsresourceequipmentand other resources required for the project.
• Collaboratewith thesupplychainandsupplierstoobtaincompetitivepricingandensurecost-effectiveness.
• Continuouslymonitorandupdateprojectbudgetstoreflectchangesthroughoutthepre-construction phase.

SchedulingandPlanning:

• Createandmanageprojectschedulesensuringallactivitiesareproperlysequencedand
• Identifycriticalpathactivitiesandpotentialschedulerisksproposingmitigationstrategiesas
• Coordinatewithinternalandexternalstakeholderstoalignprojecttimelinesandensuretimly delivery of required inputs.

PermittingandRegulatoryCompliance:

• Workcloselywith consultantsregulatoryauthoritiestoobtainnecessarypermitsand approvals for the construction project.
• Ensurecompliancewithbuildingcodessafetyregulationsandotherrelevantlegal
• requirements.
• Collaboratewitharchitectsengineersandconsultantstoaddressanydesignmodifications required to meet regulatory standards.

Procurement:

• Developtheprojectdeliveryprocurementstrategy
• Collaboratewithprocurementteamstosourceandsecurenecessaryresourceswithinproject budget and timelines.
• Maintainaccuraterecordsofresourceallocationtrackingutilizationandcoststhroughoutthe pre-construction phase.

TeamCollaborationandCommunication:

• Serveasaliaisonbetweenthepre-constructionteamandotherprojectstakeholderssuchas PMG Sales Design Procurement as well as architects engineers clients vendors andsubcontractors.

• Fostereffectivecommunicationandcollaborationamongteammemberstoensurealignment on project objectives timelines and deliverables.

• Provideguidancesupportandmentorshiptojuniorteammembersfosteringtheir professional development.

Additional Duties

• TakebestpracticeandimplementasetofcriteriaforChangeRequestapprovalandoversee adherence and reporting.
• SupportthepreparationanddistributionofRFPstoGCsuppliersandspecialistconsultants.
• AssistwithapplyingastandardizedapproachtodesignsasmuchaspossibletoenableDigitalRealty to reduce costs improve time-to-market leverage buying volume and reduce operational cost.
• DeveloptheDFSMAstrategyforDE&C
• Manageagovernancecommunicationandreportingstructureinvolvingseniorstakeholdersaswellas individual country stakeholders to maintain constantsynchronizationin order to help efficient and effective project execution
• Coordinateandmaintaindesign&constructionstandardsinlinewithbusinessdemands
• practices and standard to ensure the most cost effective and technically innovative facilities.
• Participatelessonslearnedexercisesensuringtheyaresharedandimplementedacrossthe
• regionin compliance with gating governance Series 6
• Managemultipleprojectssimultaneouslyasrequiredandprioritisethedemandsofthese
• projects.
• Manage and monitor project budgets providing regular cost reporting and forecasting against (Gate1-1)through topresentationofaBTT1-5atGateG1totheestablishmentofBTT2-3and2-6tosupportaGateG2approval.
• Ensureafullpre-constructionprojectqualityassuranceprocessisintroducedandmaintained establishing quality standards through benchmarking sampling and regular inspections.
• Coordinateandliaisewithpotentialandexistingcustomerswhereapplicableandmanageboth their needs and expectations.
• Providetimelyandaccurateprojectreportingtosectorleads(DesignConstruction& Procurement)
• Developprocurementstrategiesforeachprojectinconjunctionwith ConstructionOperationsTeam
• Co-ordinatethedevelopmentandapprovaloftheProjectExecutionPlanfortheproject(s)
• Developandmaintaindetailedriskandopportunitymanagementproceduresandexercises
• AssistinnegotiatingcontractswithconsultantsandGeneralContractorsasnecessary.
• SupportpartnerperformancereviewssettingKPIsandcadenceforreviews
• DevelopperformanceKPIsacrosstheDE&Cportfolio

What youll need

• 10 years experience working construction project management preferably in data centres.
• Strong background in Project Management methodologies
• Experience in managing a multi country project structure
• Experience in 3 Experience in Continuous Process Improvement and defining and managing associated metrics and KPIs
• Experience in data centres or a similar mission critical environment is considered a significant advantage though not essential this will be a key consideration should multiple candidates be assessed for suitability.
• Good understanding of the role of Pre-Construction
• Reasonable understanding of Contract Models
• Experience of working in a multi-cultural environment
• Proven experience in pre-construction or construction project management.
• Strong knowledge of construction processes techniques and best practices.
• Proficient in project management software and tools for scheduling budgeting and cost estimation.
