About the job:

TheProperty Manager is responsible for the daily operations of the property including supervision of staff building maintenance all administrative duties for both internal and external agencies and maintaining positive relationships with the residents of the property.

QUALIFICATIONS: To perform this job successfully employee must be able to perform each essential duty satisfactorily. least two years property management experience.

School diploma or equivalent.

certification preferred (CMH ARM CAM RAM and LIHTC).

of regulations acts guidelines etc. pertaining to conventional properties.

of computer operations to include basic data entry.

to communicate effectively and maintain good relations with residents and employees.

be required to live on site.

have reliable transportation.

ESSENTIAL FUNCTIONS:

1. Accomplish financial objectives by collecting rent processing invoices in a timely manner scheduling expenditures analyzing variances with Regional Housing Manager and initiating corrective action. Conduct expenditure forecasting and prepare draft of annual budget. Evaluate rental rates and complete market studies bi-annually.

2. Maintain office files for all business and financial records as well as properly crediting the accounts and properly depositing all monies received. Maintain resident files in accordance to state federal guidelines. Assure each file is kept in a neat orderly manner and all paperwork is completed in a timely manner.

3. Maintain property fill vacancies enforce leases maintain and secure premises. Maintain an accurate waitlist for units and show vacant units to perspective renters.

4. Inspect property daily to ensure building building systems and grounds are properly maintained by contracting for maintenance services. Keep accurate record of inspections and processing work orders for needed repairs. Forecast and plan for needed repairs and replacements. Inspect vacant units to assure a timely turnover.

5. Hire train supervise conduct performance appraisals and address employee relations issues. Approve all time sheets in a timely manner and assure staff is entering correct information on their time cards daily.

6. Submit reports as required by the management agent or mandated by the federal state or local government or syndicator as needed or requested.

7. Resolve tenant complaints by investigating and enforcing rules of occupancy.

8. Market the property in accordance with Fair Housing Regulations and the management agents guidelines

9. Accomplishes organizational goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
