SENIOR DIRECTOR OF CONSTRUCTION SERVICES
SUMMARY
The Senior Director of Construction Services serves as a key operational leader within Kairois Construction Services platform directly supporting the Vice President of Construction Services & Facilities.
This role is focused primarily on multifamily renovations capital improvement programs and operationally integrated construction execution across our managed addition this leader partners closely with the Development team during new construction to ensure communities are delivered in a manner that supports long-term operations facilities management and asset performance.
The Senior Director is a high-level executor responsible for translating strategy into disciplined execution. This role oversees Construction Project Managers ensures day-to-day progress across all active projects maintains client confidence and drives accountability to scope schedule quality and budget across the portfolio.
This position requires deep multifamily construction experience strong financial acumen operational fluency and the ability to lead people and process at scale.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
Portfolio Oversight & Capital Strategy Execution
- Oversee renovation and capital improvement projects across the multifamily portfolio.
- Ensure capital programs align with asset strategy operational efficiency and long-term facilities performance.
- Support underwriting validation and feasibility reviews for renovation scopes and improvement initiatives.
- Evaluate projects across all clients to ensure consistency strategic prioritization and resource alignment.
Development & Operational Integration
- Partner with Development and General Contractors during new construction as an operational consultant.
- Ensure building systems mechanical infrastructure life safety systems appliances and finishes are conducive to long-term property operations and facilities management.
- Review specifications contracts warranties and vendor agreements to protect operational continuity and lifecycle efficiency.
- Provide early-stage feedback to ensure design decisions support maintainability serviceability and expense control post-delivery.
Team Leadership & Execution Management
- Lead and manage Construction Project Managers.
- Drive accountability for daily execution milestone tracking and issue resolution.
- Ensure projects are advancing on schedule and within approved budgets.
- Standardize reporting project tracking and communication protocols.
- Mentor team members to elevate performance consistency and client communication.
This role is both strategic and hands-on ensuring the work gets done.
Financial Stewardship & Budget Control
- Oversee capital budgets and portfolio-level financial performance.
- Monitor project forecasting variance tracking and cost containment.
- Identify risks early and implement corrective action plans.
- Evaluate portfolio-wide opportunities for efficiencies and cost savings without compromising quality.
Client Partnership & Communication
- Serve as a senior-level point of contact for clients regarding capital and renovation initiatives.
- Provide clear executive-level reporting on progress risks and outcomes.
- Ensure client expectations are met or exceeded.
- Protect and enhance Kairois reputation through disciplined delivery and transparency.
Process Governance & Risk Management
- Establish and refine standardized construction and capital improvement processes across the organization.
- Ensure compliance with contracts building codes safety regulations and internal governance.
- Oversee change order management and contractor performance.
- Drive best-in-class documentation and risk mitigation practices.
Requirements
SKILLS AND EXPERIENCE
- 13 years of progressive experience in multifamily construction capital improvements or renovation management.
- Proven experience overseeing renovation programs within stabilized multifamily assets.
- Experience collaborating with development teams and general contractors during ground-up construction.
- Strong understanding of building systems facilities infrastructure and long-term operational impacts.
- Demonstrated success managing multiple concurrent projects across diverse markets.
- Experience leading project managers and driving execution discipline.
- Strong financial acumen including budgeting forecasting and cost analysis.
- Excellent communication skills with ability to engage clients operators and executive leadership.
- Bachelors degree in Construction Management Engineering or related field preferred.
- Relevant certifications (PMP LEED etc.) a plus.
- Valid drivers license required.
