Junior Property Manager

Dream is looking for a Junior Property Manager!

Dream Industrials European Asset Management Team (Dream Advisors) is currently looking for a Property Manager operating from Amsterdam who would be responsible for the day-to-day property management for part of the companys extensive Industrial portfolio in the Netherlands.

You have at least three years of meaningful experience in property management. Youve proven that you are not afraid to think outside the box to find the best approach to achieve results. You are proactive and driven to deliver and commit to the role. You have strong people skills and are able to build long term relationships (both internal as external) at all levels of an organization. You consider the bigger picture when focusing on new initiatives and you thrive on driving improvement and efficiency. You approach decision-making in a disciplined and knowledge based fashion using reasoning and rational thought.

What will you do

Below are some of the primary responsibilities you will be taking on in this role:

• Accountable for all aspects of the daily property management operations of an industrial portfolio located in the Netherlands;
• Establish short and long term goals and objectives for the assets within the assigned portfolio in alignment with the corporate vision and direction;
• Solid critical thinking utilizing logic and reasoning to identify strengths and weaknesses of alternative solutions conclusions or approaches to all problems and opportunities;
• Developing and establishing strong tenant relationships systems policies procedures and tenant programs;
• Ability to review interpret and negotiate external contracts to ensure terms and conditions are in the best interest of the company;
• Capacity to prepare review and award tender and contract documents;
• Develop and recommend annual operating and capital budgets and manage both within approved guidelines;
• Provide accurate timely and comprehensive financial and operational reports;
• Ensure compliance with all property legislation and regulation and within governance requirements of the company; and
• Collaborate with leasing and asset management team to develop and implement a solid team based on the development and building of strong tenant relationships ensuring a high rate of tenant retention.
• Budget planning with regards to capital expenditures and upgrades to the assets as well as execute and monitor capex investments; and
• Work closely with the asset manager and sustainability manager to implement ESG initiatives.

What type of experience do you have

These are some of the things we would like you to bring to the table:

• Youve gained 3 years of professional work experience in (industrial) property management financial analysis lease interpretation building operations and maintaining strong internal controls;
• You have a bachelors or university degree in real estate management architecture urban planning engineering or a related field;
• Strong knowledge of building construction ability to review building specifications and drawings oversee landlord and tenant work in accordance with the Lease documentations;
• A pragmatic enterprising motivated and resilient personality with an ability to execute a wide variety of projects in a dynamic intricate environments the ability to manage multiple priorities and adhere to strict deadlines;
• Proficiency in Microsoft Word Excel and proficiency in Yardi is a plus
