The Real Estate Services (RES) division of DCAS supports the operations of the government of the City of New York by providing services for the Citys real estate needs. RES is responsible for the space planning and management of 37 million square feet Citywide acquisitions (lease or purchase) sales and other dispositions of City-owned real estate architectural design and project management zoning and land use analyses disposition of 15000 City-owned lots property valuation and financial analysis of real estate transactions.
The Senior Advisor will report directly to the Deputy Commissioner providing the Deputy Commissioner with strategic guidance and support. This position will play a crucial role advising the Deputy Commissioner and senior staff regarding business legal administrative and strategic issues that arise across all units in the RES division. This work encompasses the leasing and acquisitions processes workplace services and strategic planning the design and build-out of leased space land use planning property management and property disposition as well as financial services support for all units.
Job responsibilities include but are not limited to:
-Lead team members to perform complex financial analyses design assignments and deal structurings.
-Manage employees within the RES Division and collaborate with other DCAS divisions including the Office of the Commissioner the Office of the Executive Deputy Commissioner for Asset & Property Management Facilities Management & Construction General Counsel Procurement Financial and Budget Management and the Division of Energy Management.
-Build and maintain relationships with agency clients external partners and real estate industry stakeholders.
-Identify and present real estate options and key strategies regarding Design and Construction Strategic Planning Working Services City Planning and Dispositions Property Management Design & Project Management and Leasing to all internal and external stakeholders.
-Oversee management of procurement purchasing leasing acquisition and other processes for the division.
-Review and negotiate contracts leases renewals assignments and lease terminations.
-Communicate and work with tenant representatives (external real estate brokers) landlords and property managers.
-Achieve objectives such as consolidating agency footprints reducing rent where feasible maximizing utilization of existing spaces co-locating agencies and analyses of strategic acquisitions.
-Maintain compliance functions and ensure the accuracy consistency and compliance of organizational data.
-Represent the Deputy Commissioner on external and internal affairs.
