Position Summary

Enhances the lives of residents of Kendal at Lexington by planning organizing and directing the operations of the maintenance support services grounds and environmental services departments including all building systems equipment utilities life safety security and oversight of construction and capital projects. Develops and maintains programs within budget while reflecting the mission goals and strategic objectives of Kendal at Lexington. Compiles accurate financial reports and data plans and implements effective maintenance policies and processes and collaborates with the CEO and other department directors/managers. Ensures staff understand resources and processes provides guidance and training and supports research and operational improvements across the campus.

What You Will Do

  • Direct coordinate and manage overall operations of the physical plant including campus maintenance security environmental services support services grounds utility systems and energy management.

  • Develop efficiencies and foster a proactive work culture across all facilities departments.

  • Coordinate and oversee construction renovation and engineering projects including contractor architect and engineer collaboration to ensure compliance with applicable codes and laws.

  • Prepare monitor and implement operational utility and capital budgets including supplies equipment contract services and renovation projects.

  • Track and reconcile expenses providing financial updates to the CEO and CFO and ensure strategic alignment of capital projects with facility goals.

  • Evaluate and monitor mechanical systems equipment and service contracts to ensure proper utilization and minimize risks.

  • Develop and implement preventative maintenance programs for buildings equipment biomedical devices grounds and pest control.

  • Procure equipment and supplies review and secure contracts and manage resources strategically for efficiency and cost-effectiveness.

  • Enhance resident and staff safety through participation in Risk Management Facilities Safety Committee fire and life safety programs disaster planning and emergency preparedness training.

  • Ensure Facilities Services provide timely courteous and cooperative service to residents and staff including oversight of staff performance and training.

  • Ensure compliance with federal state and local regulations including water management life safety and other standards applicable to the facility.

  • Coordinate move-in and renovation services for independent living residents ensuring quality and timeliness.

  • Continuously enhance knowledge of facility management and Life Plan Communities through professional development continuing education and conferences.

  • Serve as a member of the Senior Management Team contributing to strategic planning identifying short- and long-term issues and implementing CEO decisions.

  • Collaborate across departments to build positive team spirit and achieve community goals.

  • Give and welcome feedback to encourage success and development of staff members.

  • Perform other duties and assignments as required including manager-on-duty and emergency call responsibilities.

  • Monitor lawn care tree maintenance and grounds programs in coordination with contractors and the Horticulture Committee.

What You Bring

  • Bachelors degree in Engineering Facilities Management or related field preferred.

  • Minimum of 5 years experience in healthcare facilities particularly long-term care or Life Plan Communities preferred.

  • Thorough knowledge of structural mechanical electrical plumbing life safety security grounds and building systems.

  • Strong knowledge of construction building maintenance skills and facility systems.

  • Ability to compile accurate reports and financial data.

  • Experience supervising staff through motivation delegation evaluation and training.

  • Excellent verbal and written communication skills including ability to explain complex matters clearly.

  • Self-motivated with a high level of initiative.

  • Ability to understand and apply mathematical concepts to budgets projections and operational planning.

  • Experience with CAD drawings is a plus.

Physical Requirements

  • Ability to climb walk long distances lift push pull and carry up to 100 pounds.

  • Prolonged periods of sitting at a desk and working on a computer.

  • Prolonged periods of standing bending and reaching.

  • Ability to lift carry push and/or pull medium to heavy-weight equipment and furnishings.
