This position is located in Gwinnett County and will require travel and possible overnight travel as required by the daily activities of this position.

Job Description

Pay Grade: M

OFSS provides an enterprise wide cross-divisional approach to the management of facilities office space and assets response to emergencies records management risk management fleet management and transportation services for the Department of Human Services (DHS). OFSS increases efficiency eliminates duplication of effort reduces costs provides consistency and technical expertise across all DHS Divisions and Offices and enables the department and its employees to be more responsive to customer needs. This position reports to theFacilities ManagerDHS Office of Facilities and Support Services.

Under general supervision the General Trades Tech Supervisor must be able to identify and troubleshoot contractors/vendors work performance. Validation completion of work prior to invoice payment submission. Identifies trends discrepancies and variances to improve the efficiency and effectiveness of building operations. May partner with other departments divisions outside agencies and vendors to address building related issues. Performs administrative duties in support of management decision making and functional areas. Exercises various latitudes of independent judgment and work with minimum supervision.

Role and Responsibilities:

  • Supervises and plans work of assignedstaff
  • Assembles installs and/or repairs wiring electrical and electronic components pipe systems and plumbing machinery and equipment.
  • Coordinates the handling of hazardous materials according to laws and regulations.
  • Diagnoses and corrects mechanical and structural problems checking blueprints repair manuals and parts catalogs.
  • Train General Trades Technicians on building maintenanceresponsibilities.
  • Ensures all maintenanceconforms to quality standards and designated timeliness.
  • Installs maintainsevaluates and repairs any components of the systems.
  • Operates plant equipment and building automation systems.
  • Operates trade related tools and equipment; maintains/assists an accurate inventory of all materials and equipment.
  • Oversee routine preventive maintenance to ensure that machines operate smoothly efficiently and physical condition of buildings does not deteriorate.
  • Performs general maintenance andrepairworkonfacilities andequipment.
  • Performs skilled painting carpentry and roofing tasks.
  • Provide Inspection TrainingtoGeneralTradesTechnicians.
  • Read and utilizes blueprints plans drawings and sketches to determine the work to be performed and resources required.
  • Renovates or builds additions to existingfacilities.
  • Repairs and performs maintenance on plumbing fixtures lighting air vents and air conditioning units and facilities.
  • Wearssafetyequipmentandobservesallsafetypracticesandregulations
  • Coordinates the engineering maintenance renovation and construction of facilities.
  • Oversee the use of contractors and contracted maintenance employees working on company property and equipment ensuring they work safely and efficiently.
  • Reviews plans and conduct on-site inspections to ensure work is performed according to established guidelines.
  • Works with the available resources and oversees projects purchases preventative maintenance and work orders.
  • Responsible for maintaining efficient parts and supplying inventory.
  • Perform such other duties as may be required as needed.

  • Attend all DHS mandatory and unit trainings.
  • Responsible for addressing facility breakdowns that can occur after work hours weekends and holidays.

Minimum Qualifications

  • High school diploma/GED AND eight (8) years of experience in maintenance and/or general building construction which includestwo (2) years in a managerial or supervisory role;
OR
  • Two (2) years of experience at the lower level Manager Facilities Maint/Const (FEP030) or position equivalent.
