Summary:
As a Repairs and Maintenance Team Leader you will play a pivotal role in managing the end-to-end process of decant repairs and adaptations within void properties. You will assist in leading an in-house voids team and external contractors to ensure the delivery of a high-quality service that prioritizes fast re-let times and minimizes rent loss. As a key member of the Void / Decant Service Management Team you will work collaboratively across departments to drive service improvements and enhance overall performance using customer insights and data analysis.
Responsibilities:
- Oversee the end-to-end management of decant repairs and minor adaptations in voids monitoring all stages to ensure efficiency.
- Analyze performance information and use internal/external customer insights to identify areas for development and deliver service improvements.
- Ensure all works are carried out in accordance with Health and Safety requirements and relevant building standards.
- Take proactive action to achieve fast re-let times and minimize financial loss due to rent voids.
Essentials:
- Comprehensive knowledge of Health and Safety requirements relevant to social housing and maintenance.
- Strong understanding of basic property surveying techniques and the use of Schedule of Rates (SOR) codes.
- Proven experience in managing complex cases including decants disrepair and minor adaptations in void properties.
- Must possess a valid driving license and have access to a suitable vehicle for daily use.
