ABOUT THE ROLE

Reporting to the Supervisor Realty Services and under the guidance and direction of the Senior Real Estate Appraiser/Negotiator is responsible for the appraisal negotiation and acquisition of interests in property required by the Region and the disposition of surplus Regional properties.

WHAT YOULL BE DOING

Provides advice to Regional staff on the real estate impacts of a project during the engineering design and Environmental Assessment process.
Reviews draft surveys prior to them being deposited.
Assists in preparing preliminary internal acquisition cost estimates.
Assists in negotiations with owners owners solicitors and consultants to achieve a settlement.
Identifies and recommends to the Supervisor and Senior Real Estate Appraiser/Negotiator possible sites for disposition.
Performs market research in connection with estimating the market value of the property.
Recommends retention of surveyors and appraisers to market the property.
Assists in the marketing of the property in accordance with Regional Disposition By-Law.
Photographs and inspects the subject property and assesses the impact of the Regions requirements on the subject property.
Conducts research and compiles information on recent sales of similar properties in the area in order to estimate the market value of the subject property.
Compiles pertinent information on the historical planning and permitted land uses of the subject property.
Mediates between engineering design and owners concerns to achieve a mutually satisfactory solution.
Presents and explains the compensation package to the owner and/or their solicitor including the Offer to Sell agreement.
Develops and maintains positive relationships with colleagues other internal and external contacts members of the public and stakeholders.
Confers with the Supervisor and the Senior Real Estate Appraiser/Negotiator to discuss problems with the Regions requirements and the owners attitude towards the project.

WHAT WERE LOOKING FOR

Successful completion of a Community College Diploma in Business Administration Geography Urban Land Economics or related field or approved equivalent combination of education and experience.
Enrolled with the Appraisal Institute of Canada for completion of AACI or CRA certification or enrolled with the International Right of Way Association for completion of R/W or SR/WA certification.
Minimum three (3) years experience in a related field including property appraisals and real estate preferably in a municipal setting.
Valid Ontario Class G drivers licence and reliable vehicle for use on corporate business.
Demonstrated knowledge of real estate practices and principles the land title and registry system Regional real estate market trends zoning by-laws and official plan designation impacts.
Knowledge of and demonstrated ability in corporate core competencies including customer service communication team work initiative/self management and accountability and flexibility/adaptability
Good communication negotiation and conflict resolution skills required to influence decisions to present information to varied audiences and conduct successful negotiations at times under adverse conditions.
