Description
Working under local guidance from the Project Manager provide the following services to the Owner
- Advise the Owner of any trends that affect completion of the Project.
- Attend progress meetings and ensure that the contractor provides and distributes minutes of the meetings.
- Establish and maintain communication protocol among Owner staff the design team and the contractor.
- Review and comment on submittals for completeness and accuracy.
- Review proposed change orders (if applicable) and advise the Owner as to reasonableness.
- Review drawings for operation needs and conformance to the design.
- Review RFIs for potential changes or potential instructions to the contractor to ensure conformance with code operation needs and conformance to the design intent.
- Review Contractor Quality Control (QC) daily reports for accuracy and completeness.
- Review the application for payment and verify completion status claimed
- Take appropriate photographs that document construction progress and problems such as capturing items that will not be seen later.
- Verify the contractors implementation of the SWPPP.
- Review and verify the contractors Project record drawings are updated to reflect all changes at the end of the Project.
- Provide observations of the construction including:
- Observe the work of the construction contractor for progress workmanship and conformance with the approved contract documents and applicable codes and regulations.
- When work is found to be in non-conformance document the deficiencies and promptly provide notification of the deficiencies to the design team and the contractor.
- Issue deficiency list to the design team and the contractor. Conduct observations to verify that the deficiencies have been corrected.
- Close-Out Phase
- Coordinate close-out procedures including transfer of complete project record drawings to the Owner.
- Verify all required O&M manuals warranties guarantees and close-out requirements are complete and in compliance with the contract documents.
- Other duties as assigned
Requirements
- 2 years of full-time experience in a project coordinator or project manager role.
- Have high fluency Microsoft Outlook Excel and Word
- Ability to read and understand plans and specifications
- Ability to prepare accurate complete and persuasive written correspondence
- Have a valid drivers license
In addition to the above the preferred candidate will:
- Have experience with document controls software
- Have experience with Microsoft Project
- Have broad background in multiple building systems
- Have experience in K-12 construction
- Have experience with ProjectWise
In addition to the above the ideal candidate will have the following credentials:
- Experience and certifications in site safety training and procedures
- Have experience with R.S. Means cost estimating software
- Ability to perform quantity takeoffs
- Have experience in Construction Material Testing (sampling and lab work)
- Hold International Code Council (ICC) certification. Preference given to combination inspectors
- Hold OSHA certifications
- Hold PMP certification

- Be willing to drive to and from project locations
- Be willing and able to work outdoors
- Be willing and able to climb ladders ride lifts and external building elevators
- May require work outside normal business hours
