We are currently looking for a full time permanent Building Services Manager.
About the role
The Building Services Manager willensure all facilities buildings and related services operate safely efficiently and reliably in support of the organisations operational goals.
You will oversee the maintenance compliance and performance of physical assets and facility-related services to provide a secure functional and highquality environment for employees visitors tenants and stakeholders.
You will be responsible for planning and coordinating works between the Building Services department third-party contractors and service providers driving continuous improvement and ensuring compliance with relevant regulations and safety standards.
What youll be doing
Building Facilities Management:
Oversee the daytoday operation maintenance and performance of all buildings facilities and associated services.
Build strong relationships with internal stakeholders building tenants and external partners to support service delivery and resolve issues promptly.
Serve as the primary contact for building and facility-related enquiries procurements and tenancy matters.
Manage planned and reactive works to ensure remain safe functional and compliant workplace.
Ensure trade services and contract works are delivered in a cost-efficient and timely manner.
Coordinate contractors service providers and vendors ensuring delivery aligns with contractual obligations.
Oversee building access security systems utilities and workplace amenities to support operational needs.
Maintain accurate documentation including maintenance records permits service contracts and compliance reports.
Office Services Management:
Oversee the management of all print room operations ensuring the team maintains robust workflow tracking meets delivery targets and consistently upholds quality standards.
Ensure efficient operational processes for logging tracking and completing tasks.
Manage and review office supply operations ensuring stock levels are effectively monitored orders are costefficient and suppliers meet service and delivery expectations.
Ensure compliance with organisational policies including confidentiality privacy operational procedures and health and safety requirements across print and mail services.
Provide guidance support and oversight on general administrative tasks including process improvements project support and any additional responsibilities required by the business.
Team Management:
Lead a team of facilities staff to ensure effective delivery of services including security personnel building caretakers the mail room and print room.
Participate in the performance management process for direct reports ensuring team development and operational efficiency.
Prepare and manage operational facility budgets regularly tracking cost and expenditures to ensure alignment with financial goals.
Health Safety and Compliance:
Ensure adherence to building codes safety regulations workplace health and safety requirements and environmental standards.
Maintain Certificates of Compliance for fire systems lift registrations and other building systems as required by local authorities (e.g. Sydney City Council).
Maintain a safe injury-free workplace by actively scanning for and mitigating risks.
Serve as a representative on the Work Health & Safety (WHS) Committee.
Emergency Response & Safety Training:
Manage building security and liaise with security partners and local authorities as required.
Act as the Chief Warden and the central point for communication and action for critical incident response.
Manage the Emergency Control Organisation (ECO) lead emergency preparedness plan and implement incident response plans and procedures.
Organise regular safety and emergency response training ensuring all staff are adequately prepared (e.g. fire drills accident procedures and warden/general occupant training).
About you
- Proven background in a Building / Facility Management role.
- Knowledge of plant and control systems.
- Knowledge of budgeting purchasing and contracts.
- Experience dealing with trade contractors.

- Work Health & Safety (WHS) - Working knowledge of Work Health & Safety legislation and practices relevant to building operations and facilities management.
- Systems Knowledge - Sound understanding of building management systems including access control CCTV and HVAC with the ability to operate these systems in partnership with managed service providers.
- Influencing and DecisionMaking - Strong listening and analytical skills with the ability to assimilate diverse inputs assess potential outcomes present clear and persuasive recommendations and achieve agreement while maintaining productive stakeholder relationships.
- Problem Solving - Ability to identify and prioritise issues based on risk and impact diagnose root causes and plan and oversee the delivery of both shortterm fixes and longterm solutions.
- Time Management - Highly developed organisational and time management skills with the capacity to plan and prioritise work communicate progress meet deadlines and manage competing demands effectively.
- Flexibility - Willingness and availability to work outside normal business hours when required including for scheduled and unscheduled maintenance activities and operational alerts.
