The Workplace- Project Management Lead will be responsible for the oversight and end-to-end delivery of corporate office fit-outs infrastructure upgrades and lifecycle maintenance projects. You will bridge the gap between strategic planning (stacking and seat allocation) and technical execution (construction management) ensuring all projects meet global safety sustainability and quality standards. You will help keep projects on time and on budget and should have great communication skills to keep everyone aware and excited about the project progress.
Experience & Background
Total Experience: 6 years of professional experience in construction and project management.
Must have a background working with Global MNC standards or experience in leading IPCs (e.g. JLL CBRE Colliers) or PMCs.
Core Expertise: Hands-on experience in managing corporate interior fit-outs and site construction from inception to handover.
Managed end to end project management including leading RFPs vendor selection criteria design evaluation latest products knowledge market evaluation execution IT coordination measurement validation and project delivery.
Technical Compliance & Sustainability
Safety Standards: Expert knowledge of Fire Safety standards and NBC (National Building Code) norms.
Sustainability: Capability to drive green building initiatives; LEED or WELL AP certification is a significant advantage.
Value Engineering: Ability to identify cost-saving opportunities through material substitution or design optimization without compromising quality.
Workplace Strategy & Space Planning
Stacking & Allocation: Managing the strategic placement of business units (stacking) and detailed seat allocation.
Business Partnership: Interfacing with business heads to align spatial layouts with headcount growth and operational needs.
Agile Planning: Implementing flexible workspace solutions and neighborhood planning.
Space Efficiency: Improvement in seat-to-employee ratios and space utilization metrics seat allocation / management tools etc.
Project & Lifecycle Management
End-to-End Delivery: Ownership of project timelines vendor coordination and onsite quality control.
Maintenance & Repairs: Pre-planning and supporting critical repairs and restorative projects to maintain office standards.
Infrastructure EOL: Managing End-of-Life (EOL) projects for critical assets like HVAC UPS and electrical systems.
Develop playbooks for company standards with construction materials / makes & specifications of workplace design.
Financial & Analytical Oversight
Budget Management: Tracking and reporting on Budget vs. Actual spend analysis.
Financial Reporting: Managing Capex/Opex tracking cash flow forecasting and bid leveling.
Contract Administration: Overseeing the RFP process vendor selection and contract closures.
Qualifications :
Proficiency in MS Project or similar PM software for scheduling.
Hands-on with AutoCAD for reviewing and marking up layouts.
Advanced Excel / google sheet / google slides skills for complex financial tracking and variance analysis.
