Job Summary

Brief Overview:

The Project Director reports to the Vice President and is accountable for overseeing the project management team. The Project Director will provide strong client relations and will be responsible for the overall profitability of CCM High Rise Projects. The Project Director provides leadership and mentorship to the High-Rise Project Management Teams.

Responsibilities:

  • Accountable for all CCM High Rise projects and ensure contract documents schedules and profitability meets or exceeds profitability targets.
  • Oversight of client contracts and relationships. Be main point of contact for escalated client issues or contract disputes. Review contract documents with project participants to ensure terms are clear on deliverables which will ensure project work will be completed on time and within budget.
  • Liaise and consistently communicate with the Field Operations Teams to ensure projects and decisions are made collectively.
  • Develops communicates and monitors CCM standards practices and protocols to ensure project management teams are consistent with project procedures.
  • Mentors guides and coaches Senior Project Managers on resolving escalated disputes related to contract requirements.
  • Establish and communicate CCM project objectives as it relates to critical milestones budget schedule and client satisfaction.
  • Lead weekly high rise meetings with Senior Project Managers. Set objectives for meetings and build team effectiveness and collaboration.
  • Provide mentorship and guidance in quarterly High-Rise Project Management meetings.
  • Establish and maintain strong and effective relationship with internal and external stakeholders including clients suppliers consultants and subcontractors.
  • Provide reports and frequent project financial updates and projections to the Vice President detailing financial status of projects.
  • Provide guidance to Senior Project Managers on project deliverables for projects to be completed on time within budget and in compliance with project contract.
  • Lead teams in the completion of an organizational and responsibility matrix at the start of the project.
  • Oversight of project cost reporting and forecasting to ensure consistency across the high-rise project management teams.
  • Active participant on the high-rise pursuits and proposal team.
  • Create a culture of accountability with clear expectations and responsibilities tied to the project priorities.
  • Accountable for the profit / loss performance of all CCM High Rise projects.
  • Manage the RFPs and Tendering of Projects as they are developed by the Project Management Teams.
  • Manage the high-rise monthly report and project execution plan for each project to ensure project management teams are consistent with reporting.
  • Accountable for project organization and staffing. Ensures projects are aligned with the right people with the right skills set. Responsible for identifying attracting and onboarding new hires to ensure a seamless integration in the organization and on the project team. Hold Senior Project Managers accountable for consistent processes and training to ensure Project Managers are following a consistent onboarding process.
  • Liaise with the Senior Project Managers Cost Controls & Accounting team in reviewing project monthly billings to tracks costs to ensure budgets are maintained.
  • Maintains excellent relationships with Owners Designers Consultants and Subcontractors. Will be point of contact for escalated issues with Clients and Consultants.
  • Collaborates with Senior Project Managers to ensure Project Management practices processes and procedures are consistent across all the high-rise teams.
  • Promotes a collaborative and team atmosphere across all projects within the Senior Project Managers portfolio.
  • Mentor coach develop and performance manage project teams. Responsible for the completion and review of project management teams performance reviews.
  • Provide guidance to Senior Project Managers during Preconstruction in preparing revising and monitoring information regarding reports related to costs involved in developing project budgets as required.
  • Understand the requirements of owners contracts including bonds fees notifications schedules reporting and costs. Oversee and understand commitments being made to clients and associated risks.
  • Reviews department processes annually on merit and profitability and improves the performance of the department.
  • Proactively seek new business opportunities within the high-rise market through relationships as well as participating in industry client and community events.

Education and Experience Requirements

  • Post-secondary education degree or diploma in a construction related area of study.
  • Minimum of twenty (20) years of direct project management work experience working in high-rise construction.
  • Previous experience working on complex and/ or high-risk projects.

Knowledge & Skills

  • Advanced knowledge of Quality Management Risk Management practices and techniques procurement construction documents contracts and contract law Cost Control Forecasting & Project Cost Reporting and Scheduling & Constructability.
  • Demonstrated success in leading project teams to deliver projects on time and on budget.
  • In-depth knowledge of the construction industry and company operations specifically construction specifications building materials methods and procedures.
  • Strong conflict management skills and the ability to be persuasive and motivating.
  • Understands consistent concerns and sees bigger picture across projects that impacts teams.
  • Ability to lead multiple teams and to attract identify and develop talent.
  • Able to build and maintain lasting relationships with all business units.
